This is a provisional appointment (TPV) and not a permanent position. Provisional appointees must successfully participate in a Civil Service Examination process for this classification and be selected through an open competitive process to be considered for a permanent appointment. Provisional appointments may not exceed three years.

Compensation Range: $169,130 yearly; $81.3125 hourly

Responsibilities

  • Investigate and evaluate departmental requests for various types of maintenance and repair, including on-site inspections of machinery and structures.
  • Prepare cost estimates for maintenance and repair activities and maintain a list of materials and labor costs for recurring jobs.
  • Plan maintenance and repair schedules for routine and preventive maintenance to ensure uninterrupted operation of systems.
  • Develop, inspect, and survey preventive maintenance procedures to adjust to changes in system operations, use patterns, and new technologies.
  • Report difficult maintenance situations to the Asset Manager and recommend courses of action.
  • Prepare statistical reports on all maintenance and repair activities.
  • Work with shop supervisors and division management to develop Key Performance Indicators (KPIs) for effective workload management.
  • Supervise subordinate personnel such as schedulers and clerical staff by planning, assigning, coordinating, and directing work assignments.
  • Maintain and evaluate systems maintenance history records for accurate assessment of equipment performance, failure frequency, and labor/materials costs.
  • Report on corrective maintenance work orders resulting from unaccomplished preventive maintenance that causes equipment breakdowns.
  • Identify and address repeated work orders with the same reported issues.
  • Assist in planning, configuration, testing, and implementation of new Computerized Maintenance Management System (CMMS) requirements.
  • Maintain inspection, testing, and maintenance records for safety or compliance purposes and store related certificates in CMMS.
  • Create new work orders and job plans; review and report progress on work orders or special projects.
  • Report problems and roadblocks to management for remediation.
  • Classify assets and locations in the CMMS.
  • Design and implement new maintenance programs under the direction of the Facilities Asset Manager.
  • Make minimum staffing level recommendations to satisfy anticipated labor requirements for new construction.
  • Analyze work orders by size, urgency, skill set, location, complexity, and available manpower; assist operations teams by issuing work orders sequentially.
  • Coordinate engagement and direction of subcontractors or other City/County Departments, such as the Department of Public Works (DPW).
  • Work closely with shops to stage materials, permits, subcontractors, tools, and other resources for productive work completion.
  • Use the resources scheduler function to assign work orders to line staff based on their work patterns.
  • Provide regular statistical reporting to shop supervisors and management on productivity, project progress, and materials usage.
  • Develop, implement, and manage preventive maintenance and life cycle optimization strategies using management guidelines.
  • Document workflow changes; prepare user guides and conduct training for CMMS users of all levels.

Requirements

  • Three years of verifiable experience in one of the following:
    • Maintenance estimator and/or scheduler or equivalent in facilities (building utilities, structures, and equipment) maintenance;
    • Maintenance planner for construction or facilities/equipment maintenance;
    • Supervisor of journey-level workers in a construction or facilities/equipment maintenance-related field;
  • OR four years of verifiable journey-level experience in a construction or facilities/equipment maintenance-related field;
  • OR completion of a minimum four-year Building and Trades certified apprenticeship program AND two years of journey-level experience in a construction or facilities/equipment maintenance-related field (apprenticeship certificate must be submitted with application).
  • For the above qualifications, experience must include one year using a Computerized Maintenance Management System (CMMS) program.
  • Possession of a valid California driver’s license.

Skills

  • High proficiency in using Mainsaver, Infor, Maximo, or another CMMS to plan and schedule maintenance activities.
  • Proficiency in Microsoft Office Suite, especially Word and Excel.
  • Ability to adapt to change and work effectively in a team environment.
  • Ability to thrive in a fast-paced, energetic, multi-tasking, and often stressful environment.
  • Excellent critical thinking, problem-solving, and organizational skills.
  • Ability to work with minimal supervision.
  • Excellent oral and written communication skills.

Candidates for employment with the San Francisco Airport Commission are required to undergo a criminal history record check, including FBI fingerprints, and a Security Threat Assessment to determine eligibility for security clearance. Drug/alcohol screening may also be required. Failure to obtain and maintain security clearance may result in termination.
