4 - Maintenance Technicians

About the Role

The Maintenance Technician is the second level in a five-level maintenance series, responsible for routine maintenance and janitorial duties in hi-rise buildings to ensure safety for residents, the building, and equipment. This role addresses maintenance and safety issues in hi-rise buildings and performs semi-skilled maintenance duties, distinguishing it from the Maintenance Helper and Maintenance Mechanic roles.

Responsibilities

• Perform routine cleaning duties in hi-rise building common areas (community rooms, offices, restrooms, elevators), including:
  • Cleaning and dusting furniture
  • Washing windows and walls
  • Vacuuming hallways
  • Minor touch-up, repair, and painting of walls
  • Floor care such as stripping and waxing
• Prepare hi-rise units for rental by:
  • Cleaning appliances
  • Washing windows
  • Washing out cupboards and closets
  • Stripping and waxing unit floors
  • Completing minor electrical repairs (e.g., replacing switches)
  • Repairing plumbing (e.g., leaking faucets)
  • Replacing unit locks
  • Repairing screens and tiles
  • Replacing cabinet hardware
  • Performing minor repairs on refrigerators and stoves
• Perform routine, emergency, and after-hours work order service requests, such as:
  • Repairing plumbing, electrical, and appliances (e.g., leaking sinks, toilets)
  • Cleaning out plugged drains
  • Repairing minor electrical problems (e.g., replacing switches)
  • Responding to floods and performing cleanup
• Perform grounds maintenance around hi-rise buildings, including:
  • Removing leaves, branches, trash, and debris from sidewalks, walking paths, and parking lots
  • Trimming hedges and shrubs
  • Edging and mowing lawns
  • Salting and snow removal
• Perform preventative maintenance on dwelling units, including inspecting and servicing electrical, plumbing, heating systems, and appliances.
• Operate vehicles and equipment such as snowplows, riding mowers, and saws, and perform routine preventive maintenance (e.g., changing oil, sharpening blades).
• Maintain records, including locations of emergency/maintenance equipment, after-hours emergency phone numbers, and inventory records.
• Complete and submit reports, daily work logs, and receipts.
• Respond to hi-rise building alarms in emergencies by:
  • Locating the origin of the alarm
  • Assessing the severity of the situation
  • Securing tenants' apartments
  • Requesting additional emergency assistance
• Be available to work evenings, nights, and weekends, including:
  • Periodic scheduled on-call shifts
  • Emergency response calls
  • Snow removal
• Perform duties safely to minimize job-related accidents and injuries.
• Abide by all Board-approved policies, including those prohibiting discrimination and harassment, as well as safety procedures.
• Travel to various PHA sites and other required locations.
• Perform other duties of a similar nature or level.

Requirements

• Knowledge of:
  • Basic plumbing, electrical repair, and cabinetry repair
  • Grounds maintenance techniques (snow removal, landscaping, lawn care)
  • Cleaning and sanitizing techniques
  • Cleaning solutions and proper floor care procedures
  • English, grammar, and punctuation
• Skills in:
  • Using cleaning supplies and detergents to sanitize and disinfect surfaces
  • Operating mechanical equipment related to landscaping, lawn care, and snow removal
  • Operating a variety of cleaning and maintenance tools
  • Troubleshooting and repairing routine electrical, mechanical, and plumbing problems
  • Operating and maintaining janitorial equipment (e.g., mops, floor buffers, carpet shampooers)
  • Maintaining accurate files and records
  • Communication and interpersonal skills for interacting with co-workers, supervisors, residents, and the public

Qualifications

• Education: High school diploma or GED.
• Experience: A combination of 1 year of relevant experience in jobs at the A Band or higher level, such as building and grounds maintenance, or general building maintenance (including minor electrical, plumbing, or other repairs), and/or relevant education.
• Preferred Qualifications: Additional years of relevant experience in jobs at the A Band or higher level and/or relevant education.
• Licensing Requirements: Must possess a valid Driver’s License and have access to a vehicle at entry and continuously during employment.

Physical Requirements

HEAVY WORK - Exerting 50-100 pounds of force occasionally, or 25 to 50 pounds of force frequently, or 10 to 20 pounds of force constantly to move objects.
