General Maintenance Functions

  • HVAC: Troubleshoot, maintain, repair, and install HVAC equipment and components. Perform preventative maintenance on heating, ventilation, air conditioning, and refrigeration systems. Monitor and adjust HVAC controls and Building Automation Systems (BAS) to ensure efficient operation. Replace filters, belts, motors, actuators, valves, and other HVAC components as needed. Assist with maintaining indoor air quality and temperature control throughout District facilities.
  • Electrical: High and low voltage concepts. Fixture/s, lights, switch, and receptacle replacement/repair with experience with installing conduit and basic wiring procedures.
  • Plumbing: Fixture repair, basic piping, and sewer maintenance.
  • Appliances: Familiar with commercial appliance repair, control systems, and refrigeration.
  • Carpentry: Framing, finishing and cabinetry.
  • Welding: Basic welding, brazing, and cutting.

Operation and Maintenance of District HVAC, Electrical & Plumbing Systems

  • Mechanical: Perform preventative maintenance, troubleshooting, repair, and operational monitoring of all HVAC equipment, including boilers, chillers, rooftop units, unit ventilators, exhaust systems, and associated controls.
  • Inventory: Maintain accurate inventory of HVAC parts, electrical, and plumbing equipment, tools, and supplies.
  • Major Repairs: Coordinate and oversee repairs of HVAC, electrical, and plumbing equipment with qualified vendors and contractors.
  • Record Keeping: Maintain accurate and comprehensive records of all HVAC, electrical, and plumbing maintenance activities, inspections, repairs, and service contracts. System Monitoring: Monitor HVAC performance through the Building Automation System (BAS) and respond to system alarms, operational issues, and occupant comfort concerns.

Special Maintenance Projects

  • Planning: Development and design for maintenance projects.
  • Implementation: Acquire materials, complete work/installation as required to complete project.

Troubleshooting of Electronics and Low Voltage Systems

  • Fire Alarms, Clock Systems, Public Address Systems, HVAC Controls/BAS, Cable Television, and Scoreboards.

Secondary Job Functions

  • Load, unload, transfer and handle materials and equipment as required.
  • Assist in the inspection of contractors working on District projects/property.
  • Encourage a positive, mutually supportive office environment.
  • Maintain a high level of professionalism and confidentiality.
  • Perform other duties as assigned by the Director of Buildings and Grounds.

Other Essential Duties

  • Language Skills: Ability to read, analyze and interpret written and verbal information. Must demonstrate effective communications with, and respond in a timely manner to, questions from school board members, administrators, staff, parents and the general public.
  • Mathematical Skills: Ability to work with and apply mathematical concepts such as fractions, percentages, ratios, and proportions to practical situations.
  • Reasoning Ability: Able to solve practical problems and deal with several variables at once. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Knowledge & Skill Requirements

  • Minimum high school diploma or other equivalent (GED, technical, trade school, or foreign equivalency).
  • Advanced degrees, licenses, or certifications preferred. HVAC certification, EPA Refrigerant Certification, trade school training, or equivalent HVAC experience preferred.
  • Demonstrated experience troubleshooting HVAC equipment and controls.
  • Working knowledge of Building Automation Systems (BAS), energy management practices, and refrigeration systems preferred.
  • Minimum of 3 years' experience involving the responsibilities associated with maintenance.
  • Must have at least 5 years' of hands-on experience with HVAC, electrical, and plumbing concepts.

Physical/Mental/Environmental

  • Activities: Sitting 40%, walking/standing 60%, occasional lifting required up to 60 lbs., occasional squatting, kneeling, stooping, crawling as needed to perform maintenance functions.
  • Vision: Normal; Close vision, color vision and ability to focus
  • Mental Demands: Ability to interpret, analyze, problem solve; detailed written and verbal communications
  • Environment: Moderate noise level; Exposure to hot, cold, dry, wet conditions, dust; Exposure to caustic/harmful chemicals and/or indoor and outdoor conditions

Supervision Received and Exercised

  • This position is directly responsible to the Director of Buildings and Grounds.
