Major Duties
- Plans and assigns work orders and projects.
- Estimates labor and material costs for each project.
- Maintains building automation systems.
- Gathers estimates and purchases parts and equipment.
- Maintains records of work performed.
- Develops HVAC and Plumbing maintenance schedules.
- Assists other personnel in the performance of repair and maintenance tasks as needed.
- Maintains assigned tools and equipment.
- Performs related duties as assigned.
- Covers state mandated annual inspections for pressured vessels and equipment.
Supervisory Controls
- The Facilities Maintenance Director and Assistant Director assign work in terms of general instructions.
- The supervisor spot-checks completed work for compliance with procedures, accuracy, and the nature and propriety of the final results.
Complexity/Scope of Work
- The work consists of varied supervisory and technical duties.
- The variety of equipment to be maintained contributes to the complexity of the position.
Physical Demands/Work Environment
- The work is typically performed while standing, walking, bending, crouching or stooping.
- The employee frequently lifts light and occasionally heavy objects, climbs ladders, and uses tools or equipment requiring a high degree of dexterity.
- The work is typically performed in an office or stockroom, in a variety of university buildings, and outdoors, occasionally in cold or inclement weather.
- The employee may be exposed to noise, dust, dirt, grease, machinery with moving parts, contagious or infectious diseases, or irritating chemicals.
- Work requires the use of protective devices such as masks, goggles, gloves, etc.
Supervisory and Management Responsibility
- This position has direct supervision over Senior HVAC Technician, Refrigeration Mechanics, Plumbing technicians and Automation technicians (10).
Qualifications
- Knowledge and level of competency commonly associated with completion of specialized training in the field of work, in addition to basic skills typically associated with a high school education.
- Experience sufficient to thoroughly understand the work of subordinate positions to be able to answer questions and resolve problems, usually an additional 3-4 years of relevant work experience service.
- Possession of or ability to readily obtain a valid driver’s license issued by the State of Oklahoma for the type of vehicle or equipment operated.
- Journeymen License and Universal EPA Refrigerant handler’s certification card.
