About the Role

This position is accountable for troubleshooting, repairs, and performing preventive maintenance on the mechanical, electrical, HVAC, plumbing systems, and physical structural elements of the center.

Responsibilities

  • Routinely inspect the facility, troubleshoot, and make repairs to mechanical, electrical, HVAC, and plumbing systems, as well as structural elements.
  • Perform a variety of maintenance and minor repair activities on interior and exterior areas, including painting, drywall, structural elements, parking lots, sidewalks, plumbing repairs, drain clearing, and lighting maintenance (lamp, fuse, and ballast replacement).
  • Operate equipment for preventive maintenance, minor repairs, and property cleanliness.
  • Assist other departments, such as Marketing for event setups and Local Leasing with cart placement and repairs.
  • Perform duties in accordance with all applicable standards, policies, and regulatory guidelines (e.g., OSHA) to promote a safe working environment.
  • Schedule and perform preventive maintenance programs as assigned by management.
  • Maintain appropriate inventory systems, records, files, material safety data sheets, supplies, equipment, and tools.
  • Inspect air handling units, tighten or replace belts, replace filters, grease components, and maintain logs to document activity.
  • Perform exterior custodial duties, including sweeping sidewalks, wet mopping, operating steam cleaners, hand vacuums, gathering trash, emptying receptacles, operating compactors, and turning trash carts.
  • Perform additional maintenance duties as assigned.

Requirements

  • High School Diploma or GED preferred; technical school certifications and/or training a plus.
  • Minimum 2-3 years of building maintenance experience, including carpentry, HVAC, electrical, mechanical, and plumbing functions.
  • Ability to read and interpret documents, plans, schematic drawings, and instructions.
  • Ability to effectively present information to management, employees, tenants, and outside contacts.
  • Strong problem-solving skills, including the ability to define problems, collect information, and establish facts.
  • Proficiency in paint, electrical, plumbing, and drywall skills.
  • Self-starter with the ability to work independently.
  • Capability to diagnose equipment problems.
  • Knowledge of basic electrical systems and safety rules, hazards, and accident prevention measures.
  • Basic knowledge of fire protection hydraulic systems and fire protection alarm systems.
  • Valid Driver’s License.
  • Ability to lift and carry up to 50 pounds.
  • Flexibility to work days, evenings, weekends, and holidays.

Pay

The salary range for this position is $23.82 - $36.51 per hour. Actual compensation within that range will depend on skills, experience, qualifications, and geographic location.
