About the role

This position is accountable for troubleshooting, repairs, and performing preventive maintenance on the mechanical, electrical, HVAC, plumbing systems, and physical structural elements of the center.

Responsibilities

• Routinely inspect the facility, troubleshoot, and make repairs to mechanical, electrical, HVAC, and plumbing systems, as well as structural elements on the property.
• Perform a variety of maintenance and minor repair activities on interior/exterior areas, including painting, drywall, structural elements (e.g., parking lot and sidewalks), plumbing repairs, clearing drain stoppages, and interior/exterior lighting (e.g., lamp, fuse, and ballast replacement).
• Operate equipment to perform preventive maintenance, minor repairs, and maintain cleanliness of the property.
• Assist other departments, such as Marketing (setup for events) and Local Leasing (placement and repair of carts).
• Perform job duties in accordance with applicable standards, policies, and regulatory guidelines (e.g., OSHA) to promote a safe working environment.
• Schedule and perform preventive maintenance programs as assigned by management.
• Maintain appropriate inventory systems, records, files, material safety data sheets, supplies, equipment, and tools.
• Periodically inspect air handling units, tighten or replace belts, replace filters, and grease components. Maintain logs to document activity.
• Perform exterior custodial duties as needed, such as sweeping sidewalks, wet mopping, operating steam cleaners, hand vacuums, gathering trash, emptying receptacles, operating compactors, and turning trash carts.
• Perform additional maintenance duties as assigned.

Requirements

• High School Diploma or GED preferred; technical school certifications and/or training a plus.
• Minimum 2-3 years of building maintenance experience performing carpentry, HVAC, electrical, mechanical, and plumbing functions.
• Ability to read and interpret documents, plans, and schematic drawings, and comprehend instructions.
• Ability to effectively present information to management, employees, tenants, and outside contacts.
• Strong problem-solving skills: ability to define problems, collect information, and establish facts.
• Proficiency in paint, electrical, plumbing, and drywall skills.
• Self-starter with the ability to work independently.
• Capability to diagnose equipment problems.
• Knowledge of basic electrical systems and safety rules, hazards, and accident prevention measures.
• Basic knowledge of fire protection hydraulic systems and fire protection alarm systems.
• Valid Driver’s License.
• Ability to lift and carry up to 50 pounds.
• Flexibility to work days, evenings, weekends, and holidays.

Pay

The salary range for this position is $22.07 - $33.87 per hour. Actual compensation within that range will depend on skills, experience, and qualifications.
