Warranty Liaison – Dallas, TX*
About the role
The Warranty Liaison serves as the primary point of contact for all post-construction warranty matters, ensuring a smooth transition from project closeout to ongoing facility operations. This role is responsible for tracking and managing warranty periods across multiple K–12 projects, maintaining detailed logs of issues, and coordinating with contractors, vendors, and stakeholders to ensure timely resolution of warranty claims.
Responsibilities
- Serve as the primary point of contact for all warranty-related issues following project closeout.
- Track and manage warranty periods for multiple K-12 projects across the program.
- Maintain a comprehensive warranty log including issue descriptions, responsible parties, timelines, and resolution status.
- Cookordination with contractors, subcontractors, and vendors to ensure timely response and resolution of warranty claims.
- Receive, document, and triage warranty requests from school staff, facility teams, and district representatives.
- Conduct site visits to verify reported issues and confirm completion of corrective work.
- Ensure all warranty work complies with contract requirements, specifications, and quality standards.
- Facilitate communication between school district personnel, project managers, and contractors to resolve issues efficiently.
- Monitor contractor performance during the warranty period and escalate unresolved issues as needed.
- Assist in enforcing contractual warranty obligations and support claims or dispute resolution if required.
- Support development and execution of warranty walk-throughs prior to expiration of warranty periods.
- Coordinate seasonal or milestone-based inspections (e.g., 10-month, 11-month walkthroughs).
- Maintain and organize closeout documentation including warranties, O&M manuals, and as-built records.
- Provide regular reporting on warranty status, trends, and outstanding issues to program leadership.
- Identify recurring issues or systemic deficiencies and communicate findings to improve future project delivery.
- Assist with training or guidance to school staff on proper warranty request procedures.
Requirements
- Education Requirements: High School Diploma
- Experience: 10–15 years of experience in construction, facilities management, or project coordination.
- Additional Experience: Experience working on K-12, public sector, or large capital improvement programs; Strong understanding of construction documents, warranties, and post-construction processes; Experience coordinating with contractors and resolving field-related issues; Excellent organizational and tracking skills with attention to detail; Strong communication skills with the ability to manage multiple stakeholders.

- Familiarity with systems such as e-Builder, Procore, or other project management platforms.
- Knowledge of building systems including HVAC, electrical, plumbing, and building envelope components.
