Leads a team of Warehouse Technicians and Purchasing Coordinators in daily warehousing operations. Assists the Maintenance Director, Community Director, or Director of Operations with defining, planning, implementing, and coordinating assigned projects or long-term tasks requiring specialized resources. Directs and oversees purchasing, receipt, coordination, and safety of inventoried goods distributed throughout the property. Maintains vendor compliance, including Notivus system management, contracts, and Capital Repair and Replacement (CR&R) purchases.

Responsibilities

  • Leads and supervises warehouse technicians and purchasing coordinators on a day-to-day basis, ensuring fair and professional conduct in accordance with company policies.
  • Provides work assignments, on-the-job training, and monitors employee progress; schedules work hours.
  • Oversees stock control to ensure orders are processed accurately, expediently, and within budget.
  • Maintains adequate inventory of maintenance parts, tools, property assets, equipment, and capital purchases under the direction of the Maintenance Director(s).
  • Ensures all items are properly tracked and processed within inventory operating and purchasing systems.
  • Ensures purchase orders are created for all purchases or contracted services and allocated per budget.
  • Enters data and maintains declining budget as required by the property.
  • Monitors regulatory compliance, company policies, and procedures related to procurement management; ensures property employees understand these policies.
  • Operates within an approved budget and is accountable for adherence to budget guidelines; holds vendors accountable for billing accuracy and policy compliance.
  • Assists the Maintenance Director in defining resources (time, money, equipment) required for projects.
  • Maintains current knowledge of and ensures compliance with all OSHA regulations.
  • Identifies opportunities for more efficient practices.
  • Develops forms, records, and document revisions for inventory control, project activities, and operational accountability.
  • Collects and analyzes data to prepare detailed and specialized reports (e.g., inventory trends, product usage, capital items receipt and disposition).
  • Provides support for the Notivus system, new vendor approvals, contracts, and CR&R vendor compliance.
  • Ensures health, safety, and cleanliness of the work environment; assists in overseeing weekly inspections of machinery and tools.
  • Represents the community professionally at all times, both on and off the property.
  • Escalates property issues or crises to appropriate parties.
  • Drives a Company vehicle or personal/rental vehicle for business more than 50% of the time.

Requirements

  • High School Diploma or GED required; Bachelor’s Degree (B.S. or B.A.) in industrial management or related field preferred.
  • Three to five years of experience in warehousing, receiving, inventory control, or materials management in a manufacturing environment.
  • Two years of supervisory experience.
  • Ability to work outside in all weather conditions and perform physical work, including lifting up to 50 pounds regularly and above 50 pounds occasionally.
  • Strong written and verbal communication skills.
  • Self-motivated team player with the ability to prioritize and multitask in a fast-moving environment.
  • Excellent interpersonal skills to interact effectively with a wide range of people.
  • Computer proficiency in Microsoft Suite and Yardi (preferred).
  • Basic understanding of safety practices.
  • Daily use of technology platforms.
  • Valid in-state Driver’s License required.
  • EPA 608 Certification required.
  • OSHA-10 Training required.

Pay

Hiring range for this position is $69,840 - $89,400, exclusive of fringe benefits or potential bonuses. Final salary is determined based on geographic location, skills, education, licenses, certifications, and experience. This position is eligible for a performance bonus.
