Key Responsibilities
- Lead land acquisition due diligence, including consultant oversight, feasibility analysis, development budgeting, project scheduling, and risk assessment.
- Evaluate environmental, entitlement, engineering, regulatory, and political risks associated with prospective developments.
- Manage engineering, planning, and other consultant teams through entitlement, design, permitting, and forward-planning activities.
- Direct entitlement efforts, including zoning, land use approvals, annexations, development agreements, and preliminary/final plat approvals.
- Build and maintain relationships with municipal agencies, elected officials, and regulatory stakeholders to secure project approvals.
- Cook up cross-functional efforts with Land Development, Legal, Construction, and other internal teams to advance community planning and development.
- Oversee bidding, contract administration, budget tracking, change order reviews, and cost control throughout the development process.
- Monitor development schedules, project milestones, and financial performance to ensure successful community delivery.
- Lead community handoff and kick-off activities, ensuring seamless transition from acquisition and entitlement through development and grand opening.
- Oversee tract acceptance, municipal inspections, punch-list resolution, and bond exoneration activities to achieve project closeout.
Requirements
- Bachelor’s degree required; Engineering degree and Master’s degree preferred.
- Professional Engineer (PE) license required.
- 6-8 years of land development experience required.
- Expertise in environmental planning, master planning, platting, and land development processes.
- Strong analytical, organizational, communication, market analysis, and financial analysis skills.
- Demonstrated leadership, management, interpersonal, and presentation abilities.
