You step onto a campus and immediately recognize the flaws others overlook — the ceiling tile that's slipped but hasn't been reported, the HVAC unit that's been humming wrong for days, the landscaping contractor who delivered half the work but billed the full amount. You don't wait for feedback from customers. You fix gaps before they become visible. That skill defines this position.

Responsibilities

  • Performing scheduled on-site inspections across Northeast campuses using documented standards for cleanliness, HVAC performance, safety protocols, security systems, signage, landscaping, furniture condition, and tour-readiness — and converting findings into confirmed corrective work

  • Managing facilities issues and emergency situations, coordinating vendor response, and closing work orders only after confirming resolution (urgent issues within 24 hours, routine matters within 1 week)

  • Overseeing local vendor performance relative to service-level agreements, removing vendors who fail consistently, renegotiating contract scopes, and conducting direct accountability discussions on quality and pricing

  • Establishing a weekly operational rhythm with Campus Coordinators and Site Specialists to ensure every campus executes standard routines rather than relying on individual effort

  • Directing major campus improvement projects (HVAC system updates, interior decor refreshes, landscaping overhauls, AV and networking upgrades) on timeline and within budget, while minimizing student disruption

  • Documenting enterprise-wide standards and AI-powered procurement protocols (leveraging ticketing platforms, IoT and predictive maintenance systems, and centralized vendor sourcing) to ensure uniform campus launch and operations

  • Delivering clear weekly written reports covering regional quality metrics, vendor accountability, escalated issues, and capital expenditure tracking

Requirements

  • Located in New York City or within commuting range, prepared to work primarily from the Manhattan campus with 20–40% regional travel

  • Authorized to work in the United States without requiring visa sponsorship

  • 5+ years of experience managing multi-site facilities, regional operations, hospitality operations, retail operations, or school operations

  • Demonstrated ability to hold vendor-managed services accountable for quality, cost, and service-level agreement performance across multiple sites

  • Consistent written operational discipline: issue tracking, escalation documentation, vendor correspondence, weekly regional quality summaries

  • Confirmed use of contemporary operations platforms (ticketing systems, IoT and predictive maintenance tools, AI-enabled procurement or planning systems)

Nice-to-have Requirements

  • Leadership experience in multi-site premium hospitality, luxury retail, private K–12 education, or healthcare networks serving high-expectation clientele

  • Background building or rehabilitating a regional operations framework that previously depended on individual heroics instead of documented standards

  • History of terminating underperforming vendors and developing a reliable local vendor network

  • Experience directing capital improvement initiatives (HVAC systems, AV and networking infrastructure, landscaping, interior renovations) in active, customer-facing facilities

  • Familiarity with AI-driven operating models where automated playbooks, dashboards, and predictive systems handle routine tasks so teams can focus on decision-making
