VP of Expansion
for section headings (e.g. About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule). We should map content to appropriate headings. The posting has Position Summary (could be About the role). Key Responsibilities -> Responsibilities. Qualifications & Experience -> Qualifications (maybe also Requirements). Ongoing KPIs maybe not a standard heading; could be considered Skills? Not exactly. Could be considered Requirements? But KPIs are performance metrics, maybe not needed. However we must include a section only when posting has real, specific content. KPIs are specific; we could put under a heading like "Key Performance Indicators" but not in allowed list. The allowed list includes About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. We could put KPIs under Skills? Not ideal. Could put under Requirements? Might be okay. But better to create a section "Key Performance Indicators" is not allowed; we must not invent headings outside list? The instruction: use for section headings (e.g. About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule). It says e.g., implying those are examples, not exclusive? It says use for section headings (e.g. About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule). Likely they expect we use those headings where appropriate. We can also use other headings if needed? The instruction: "use for section headings (e.g. About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule)." It suggests those are typical headings; we can use them. Probably we should stick to those. So we need to map content:
- About the role: Position Summary.
- Responsibilities: Key Responsibilities.
- Qualifications: Qualifications & Experience.
- Skills: maybe not needed; we could omit.
- Benefits: Compensation & Benefits (includes base salary, bonus, healthcare etc.)
- Pay: Could be separate but we already have compensation includes base salary; but we could put Pay section with base salary and bonus. However Benefits section already includes healthcare etc. The instruction: Prefer a few substantive sections over many thin ones. So we could combine Pay and Benefits into one Benefits section? But they said include a section ONLY when posting has real, specific content for it. We have both Pay and Benefits content. Could make two sections: Pay (base salary, bonus) and Benefits (healthcare, 401k, executive benefits). That seems appropriate.
- Schedule: not mentioned; omit.
- Requirements: maybe we could treat Qualifications & Experience as Requirements; but we already have Qualifications. Could also have Requirements separate but content overlaps. Better to have Qualifications only.
Thus sections: About the role (h3), Responsibilities (h3), Qualifications (h3), Pay (h3), Benefits (h3). Possibly also Skills? Not needed.
Now format: Use - for any list of duties/requirements/benefits. So for Responsibilities we have bullet points; we need to extract each duty as list items. For Qualifications we have list items (each bullet). For Benefits we have list items (healthcare etc). For Pay we have base salary and bonus; could be a
or list? It's not a list but we could still use
. However rule: Use
- for any list of duties/requirements/benefits, and

Now we need to preserve all substantive information, not invent or summarize away detail. Remove boilerplate etc. No mention of cookie/navigation etc.
Let's extract content.
Position Summary paragraph: "The VP of Expansion is a newly created executive role responsible for the strategy and execution behind Nuvia's physical growth. This person will own the company's real estate portfolio end to end — from site selection and lease negotiation through buildout and market launch — while also shaping where and how Nuvia expands next. This is a build-and-run role: part real estate strategist, part market analyst, part operator. The VP of Expansion sets the criteria for where Nuvia opens next, leads the deal process for each new location, and ensures the existing portfolio is optimized for cost, performance, and growth. This role reports directly to the COO."
We'll put that in
under About the role.
Key Responsibilities: It has headings: Real Estate Portfolio Management, Strategic Growth Planning, New Market Entry. Under each there are bullet-like sentences separated by line breaks. We need to convert each duty into
- . Let's list them:
Real Estate Portfolio Management:
- Own the full lifecycle of Nuvia's real estate portfolio — site selection, lease negotiation and renewals, buildout coordination, and ongoing lease administration
- Build and maintain a real estate strategy that balances cost, location quality, and flexibility for future growth
- Track portfolio performance (rent-to-revenue ratios, lease expirations, occupancy costs) and recommend renewals, renegotiations, or exits
- Manage relationships with landlords, brokers, contractors, and architects/GCs on buildouts
Strategic Growth Planning:
- Develop and own Nuvia's multi-year growth strategy, including annual location targets and capital deployment plans
- Build the financial and market models used to prioritize where and when Nuvia expands
- Partner with Finance to build business cases and ROI projections for new locations
- Present growth strategy and portfolio updates to the CEO and leadership team
New Market Entry:
- Lead market research and demographic/competitive analysis to identify and prioritize new markets
- Own the end-to-end process for entering a new market — from initial market assessment through site selection, lease execution, and opening
- Build repeatable playbooks and criteria (demographics, competition, real estate cost, regulatory/licensing requirements) to speed up future market entries
- Coordinate cross-functionally with Operations, Marketing, HR, and Legal to ensure new locations open on time and on budget
We'll combine all into a single
under Responsibilities.
Qualifications & Experience: list items:
- 10+ years of experience in commercial real estate, corporate real estate strategy, or multi-unit expansion (retail, healthcare/dental, restaurant, or similar brick-and-mortar sectors)
- Proven track record leading site selection and lease negotiation for a multi-location business, ideally having overseen a portfolio of 20+ locations
- Direct experience opening new markets — building the playbook, not just executing an existing one
- Strong financial acumen: comfortable building pro formas, ROI models, and rent/occupancy cost analyses
- Experience negotiating directly with landlords, developers, and brokers; existing broker/landlord relationships are a plus
- History of working cross-functionally with Finance, Operations, Legal, and executive leadership
- Excellent communication skills; able to present strategy and portfolio performance clearly to a CEO and leadership team
- Bachelor's degree required; MBA or related advanced degree preferred but not required with sufficient experience
- Willingness to travel regularly to visit sites, markets, and existing locations
We'll put these as - under Qualifications.
Ongoing KPIs: list:
- Number of new locations opened per year vs. target
- Time from market selection to site opening
- Occupancy cost as a percentage of revenue across the portfolio
- On-time, on-budget delivery rate for new location buildouts
- Lease renewal/renegotiation outcomes vs. market benchmarks
We need to decide where to put KPIs. Could be under Requirements? Or maybe under Skills? But they are performance metrics, not skills. Could be under Requirements as "Key Performance Indicators". However we don't have a heading for KPIs. Could we add a section "Requirements" and put KPIs there? But Requirements usually are qualifications. Might be confusing. Perhaps we can create a section "Key Performance Indicators" but that's not in the allowed list; but the instruction says use
for section headings (e.g. About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule). The "e.g." suggests those are examples, not exclusive. So we could still use other headings like "Key Performance Indicators". However to be safe, maybe we incorporate KPIs under Responsibilities? Not appropriate. Could add a section "Requirements" and put KPIs there as list items, but that mixes with qualifications. Might be okay but could be considered mixing.
Better to add a section "Key Performance Indicators" as Key Performance Indicators
with a . Since the instruction says use for section headings (e.g. ...). It doesn't forbid other headings. It just gives examples. So we can use that.
Now Compensation & Benefits: we need separate Pay and Benefits sections.
Pay: Base salary: $200,000; Annual bonus target: 30% of base salary, tied to achievement of company objectives and goals.
We'll put that in
under Pay.
Benefits: Comprehensive healthcare, dental, vision, and 401(k) with matching; Additional executive benefits per Nuvia's standard leadership package.
We'll put as
- Comprehensive healthcare, dental, vision, and 401(k) with matching
- Additional executive benefits per Nuvia's standard leadership package
