About the Role

Alpha is constructing a nationwide portfolio of schools engineered to condense a complete day of instruction into two intensive hours through AI. The model's success depends on expansion that operates with the same rigor as the educational product. This position is designed to control the entire lifecycle of new school sites—from undeveloped property to fully functional campus—while establishing the infrastructure that ensures each opening is faster, more efficient, and more predictable than the last. This is not conventional real estate development; you are being hired to remove obstacles from the expansion process through decisive judgments on site suitability, direct intervention in permitting and construction challenges, vendor negotiations, and enforcement of aggressive timelines. Simultaneously, you will deconstruct each phase of this process into structured, AI-enabled workflows that minimize manual intervention and enhance forecasting precision over time.

Responsibilities

  • Render critical site decisions by assessing zoning, permitting, cost, and timeline viability through structured and AI-supported analysis
  • Oversee multiple concurrent school construction projects, directing construction managers, clearing obstacles, and delivering on-time, on-budget openings
  • Create actionable capital project proposals that establish alignment among stakeholders on scope, budget, and execution approach
  • Direct vendor selection processes, RFPs, and contract negotiations with emphasis on speed, quality, and cost discipline
  • Deconstruct expansion processes into discrete work components and implement AI-powered systems that reduce timelines and increase predictability
  • Control the complete expansion lifecycle of new school locations by delivering fully operational campuses on consistent timelines while systematically reducing time, cost, and risk through AI-powered infrastructure

What You Won’t Be Doing

  • Operating as a passive coordinator who waits for status reports from contractors or external partners
  • Focusing on a single phase (e.g., site selection or construction alone) without accountability for the complete result
  • Depending on manual, inconsistent processes that must be rebuilt for every new site
  • Forwarding issues upward without personally addressing permitting, design, or construction obstacles
  • Allowing months of alignment efforts without forcing a clear, timely decision

Requirements

Basic Requirements

  • Documented experience leading at least one real estate development or construction project from site selection to opening with full accountability
  • Experience overseeing multiple simultaneous builds or capital projects with direct responsibility for scheduling, coordination, and problem resolution
  • Deep fluency in zoning, permitting, construction, and vendor management, with capability to engage directly with general contractors, architects, and regulatory authorities
  • Proven ability to make tradeoff decisions across cost, timeline, and feasibility with clear, quantifiable results
  • Experience refining or designing complex operational workflows (e.g., permitting, design coordination, construction execution)
  • Proven capacity to decompose complex workflows into structured, repeatable systems and enhance them iteratively
  • Track record of leveraging tools (AI or otherwise) to minimize manual effort, accelerate decision cycles, or improve execution velocity
  • Strong ownership orientation with ability to function in ambiguous environments and deliver tangible outcomes
  • Willingness and capacity to travel up to 60% to active school sites nationwide and be present on-site during critical development and opening phases
  • Currently based in the US and authorized to work without visa sponsorship

Pay

The compensation level for this role is $200,000 USD/year, with weekly payments.

Schedule

This is a full-time, W2 employee position with immediate access to benefits. All roles are year-long positions, requiring up to 60% travel to active school sites nationwide.
