VP of Construction Management, Alpha (Remote) - $200,000/year USD

Alpha is establishing a nationwide school network engineered to deliver a complete day of education in two concentrated hours through AI-driven methods. The model's success depends on expansion that is equally rigorous and precise as the educational product. This position ensures that outcome by owning the complete lifecycle for new school sites—from undeveloped property to fully functioning campus—while constructing systems that make every subsequent launch faster, more efficient, and increasingly reliable.

Your mandate is to systematically remove obstacles from the expansion process through decisive judgment on site suitability, direct intervention in permitting and construction challenges, vendor negotiation, and relentless timeline management. Concurrently, you will deconstruct each phase into structured, AI-enhanced workflows that minimize manual intervention and enhance forecasting precision across iterations.

Responsibilities

• Execute critical site evaluation decisions by confirming zoning compliance, permitting requirements, cost parameters, and timeline viability through structured and AI-supported analysis
• Manage multiple concurrent school construction projects, directing construction managers, clearing obstacles, and delivering on-time, within-budget openings
• Create clear, actionable capital project proposals that secure stakeholder alignment on scope, budget, and implementation approach
• Direct vendor selection processes, RFPs, and contract negotiations with emphasis on velocity, quality standards, and cost discipline
• Break down expansion processes into discrete work components and construct AI-powered systems that reduce cycle time and increase predictability
• Take complete ownership of new school location expansion by delivering fully operational campuses on reliable timelines while systematically decreasing time-to-open, capital requirements, and execution risk through AI-enhanced systems

What You Won’t Be Doing

• Operating as a passive status monitor dependent on contractor or partner updates
• Limiting your scope to a single phase (such as site selection or construction only) without accountability for complete outcomes
• Depending on manual, improvised methods that restart from scratch with each new location
• Escalating challenges without personally addressing permitting, design, or construction roadblocks
• Consuming months in stakeholder alignment without forcing a definitive decision

Requirements

• Documented experience directing at least one real estate development or construction initiative from site selection to operational opening with full accountability
• Background managing multiple simultaneous builds or capital initiatives with direct ownership of schedules, coordination, and problem resolution
• Deep working knowledge of zoning regulations, permitting processes, construction execution, and vendor management, with capability to engage directly with general contractors, architects, and regulatory bodies
• Proven capacity to make balanced tradeoff decisions involving cost, schedule, and feasibility with quantifiable results
• Experience refining or systematizing complex operational processes (such as permitting workflows, design coordination, or construction execution)
• Proven ability to decompose intricate workflows into structured, repeatable frameworks and enhance them iteratively
• Track record of leveraging tools (AI-based or other technologies) to eliminate manual tasks, speed decision cycles, or improve execution velocity
• Strong ownership orientation with capacity to function effectively in ambiguous environments and deliver tangible results
• Willingness and capability to travel up to 60% to operational school sites throughout the US and maintain on-site presence during pivotal development and launch phases
• Currently based in the US and authorized to work without requiring visa sponsorship

Pay

The compensation level for this role is $100 USD/hour, which equates to $200,000 USD/year assuming 40 hours per week and 50 weeks per year.

Schedule

This is a full-time (40 hours per week), long-term position with weekly payments. The role requires entering into an independent contractor agreement and is immediately available.
