Vice President of Preconstruction & Strategic Development

About the role

Executive will serve as Vice President of Preconstruction & Strategic Development, leading the company’s preconstruction and estimating efforts and serving as a strategic partner to the Development and Operations teams.

Responsibilities

• Lead conceptual, schematic, design-development, and GMP estimating efforts.
• Establish and maintain project budgets throughout design, due diligence, and construction planning.
• Work directly with the Development team on feasibility, underwriting, acquisition support, budgeting, and planning.
• Coordinate with architects, engineers, consultants, subcontractors, lenders, and ownership groups during preconstruction.
• Manage bidding, procurement strategy, subcontractor evaluation, negotiation support, and contract award support.
• Identify project risks, cost drivers, value-engineering opportunities, and market conditions that affect project success.
• Support Operations through handoff, contract management, scheduling, budget forecasting, cost control, change management, and project execution support.
• Strengthen estimating systems, budget and cost tracking, reporting tools, benchmarks, and internal processes.
• Provide leadership, mentorship, and strategic support to team members while contributing to a positive and collaborative company culture.
• Assist with other company needs as they arise, including development support, design review, risk management, client relations, and system operations.
