Phipps Houses is one of the nation’s oldest and largest not-for-profit developer/owners of affordable housing. It is a multi-faceted real estate organization involved in the development, finance, construction, and asset management of new and rehabilitated multi-family housing for low- to middle-income New Yorkers. Through its subsidiary, Phipps Houses Services, Inc., it conducts residential and some commercial property management, and its tax-exempt affiliate, Phipps Neighborhoods, provides human services to its development communities.

About the Role

The Utilityman performs cleaning, troubleshooting, and general repairs as needed or directed by management, ensuring a safe, healthy, and sanitary environment. The role requires significant physical stamina, manual dexterity, and the ability to operate power tools and heavy machinery.

Responsibilities

  • Cleaning & Sanitation
    • Sweep, mop, buff, strip, and wax floors
    • Dispose of garbage daily and disinfect high-touch areas
    • Handle recycling materials
  • Light Maintenance
    • Perform handyman duties such as installation of light fixtures in apartments and common areas, changing lightbulbs, patching drywall
    • Perform general plumbing repairs such as toilets, faucets, and minor leaks
    • Tend to landscaping needs at the site
    • Provide touch-up paint jobs to the facility as necessary
  • Material Handling
    • Move furniture, stock inventory, load/unload supplies, and clear pathways
    • Report damage and/or unsafe conditions to the Facilities Director, Superintendent, and/or property management
    • Monitor smoke detectors and fire extinguishers for repair and/or renewal
  • Safety Compliance
    • Adhere strictly to OSHA and company safety protocols, handle hazardous chemicals, and wear required Personal Protective Equipment (PPE)
    • Attend professional development trainings regarding cleaning methods, techniques, and new practices
    • Monitor the facility for safety issues and report any problems or concerns to management
  • Establish and maintain a positive working relationship with the Facilities Manager, property manager, and Maintenance Staff through effective communication
  • Maintain inventory and submit requests for supplies
  • Attend relevant staff meetings and internal training activities
  • Perform other tasks as deemed necessary by the Superintendent or property manager

Qualifications

  • High School Diploma or GED preferred
  • Bilingual (English/Spanish) preferred
  • At least 2 years of prior handyman, porter, or cleaning facilities experience
  • Must exhibit a positive and flexible attitude and work well as part of a diverse team
  • Must be able to perform physical activities such as lifting (up to 50 lbs), bending, standing, climbing, or walking
  • Must be authorized to work for ANY employer in the U.S. (No visa sponsorship available at this time)
