Duties/Responsibilities
- Cook up utility activation, transfer, and disconnection for vacant and occupied homes.
- Maintain accurate records of utility account information for all managed properties.
- Review utility invoices for accuracy and identify billing discrepancies.
- Process utility bill-backs to residents in accordance with company policies and lease agreements.
- Ensure utility charges are accurately posted to resident ledgers within established timelines.
- Collaborate with utility providers across different cities, states, and counties.
- Submit deposits to specific utility providers.
- Work closely with service teams to ensure timely utility coordination for repairs and property readiness.
- Maintain utility tracking databases and reporting systems.
- Absorb assistance with special projects related to utility management and process improvements.
- Collaborate with Property Management, Maintenance, Accounting, and Resident Services teams to resolve utility concerns.
- Serve as the primary point of contact for utility-related inquiries from residents and internal teams.
- Perform additional duties as assigned.
Required Skills/Abilities

- Excellent time management skills, detail-orientation, and ability to multi-task and prioritize work.
- Strong decision-making and problem-solving skills, along with advanced conflict resolution skills.
- Effective communication and interpersonal skills and proficient in English. Must be able to articulate needs and convey information verbally and in writing effectively with employees, customers, supervisors, and co-workers throughout the organization.
- Knowledge of management methods and sound employee relations techniques with an ability to connect to staff, troubleshoot problems and help teams collaborate, as necessary.
- Able to work in an equitable, inclusive, and diverse environment.
Education and Experience
- A High School Diploma or equivalent.
- A minimum of 4 years of Customer Service, Utility Management, or Property Management Experience.
- Experience using Entrata, QuickBase, & Netsuite.
