Utility Analyst

Position Summary

The Utility Analyst within the Accounts Payable team is responsible for accurately processing, validating, and analyzing utility invoices across the residential/commercial portfolio. This role plays a critical role in ensuring timely payments, maintaining vendor relationships, and supporting the AP department’s efficiency by tracking, reporting, and resolving discrepancies.

Responsibilities

• Review, audit, and process utility invoices (electric, gas, water, sewer) for accuracy and completeness
• Monitor and track utility expenses across multiple properties or locations
• Identify billing discrepancies and work with vendors to resolve issues
• Analyze usage trends and recommend cost-saving initiatives
• Ensure timely and accurate entry of utility invoices into accounting systems (RealPage)
• Reconcile utility accounts and maintain proper documentation
• Collaborate with property managers, vendors, and internal teams to ensure efficient operations
• Support audits and provide requested documentation as needed

Qualifications

• Bachelor’s degree in Finance, Accounting, Business Administration, or related field (or equivalent experience)
• 2+ years of experience in utilities, accounts payable, or financial analysis
• Experience working with utility billing and/or property management systems preferred
• Strong analytical and problem-solving skills
• Advanced proficiency in Microsoft Excel (pivot tables, VLOOKUP, data analysis)
• High attention to detail and accuracy
• Ability to manage multiple priorities and meet deadlines

Preferred Skills

• Experience in real estate/property management industry
• Familiarity with utility expense management and sustainability practices
• Experience with large data sets and reporting tools
• Strong communication and vendor management skills
