This is a full-time, exempt, classified position subject to availability of funding. The selected candidate must attend a 2-day New Employee Orientation Program and complete a 12-month probationary period. This position is designated as a “responsible employee” with authority to redress sexual violence and the duty to report incidents of sexual violence or other student misconduct. Additionally, this is a “designated position” which may require working during an emergency closing.

About the Role

Reporting to the Assistant Director of Housing – Maintenance, this position performs moderately complex building maintenance and oversees the work of Senior Trades Technician(s) and Trades/Utility Workers. Responsibilities include monitoring the work order system, verifying completion of work, prioritizing work order responses, ensuring proper supplies and inventory, assisting with contractors, and scheduling preventative maintenance.

Responsibilities

  • Perform moderately complex building maintenance tasks.
  • Oversee and manage a diverse group of maintenance employees with varying skill levels.
  • Monitor, prioritize, and verify completion of work orders in the system.
  • Maintain proper supplies and inventory for maintenance operations.
  • Assist contractors and schedule preventative maintenance.
  • Enforce OSHA and VOSH safety regulations.
  • Use computers for routine tasks such as time sheet approval.
  • Work primarily a daytime schedule with occasional nights, weekends, and on-call rotations as necessary.
  • Be available for additional hours during summer room turnover or emergencies.

Requirements

  • High school diploma or equivalent education/experience.
  • Valid driver’s license.
  • Experience performing building maintenance and moderately complex maintenance tasks.
  • Experience using computers for routine tasks.
  • Hands-on knowledge and skills in maintenance areas such as water heaters, door locks, plumbing, HVAC, lighting, and roofing.
  • Proficiency with handheld and power tools (e.g., hammers, drills, wrenches, sockets, power saws, voltage meters, allen wrenches, pliers).
  • Ability to manage a diverse team of maintenance employees.
  • Thorough understanding of trades and preventative maintenance.
  • Strong conflict resolution and communication skills for interacting with faculty, staff, students, and parents.
  • Willingness to learn new skills and systems, such as electronic lock systems and building systems.
  • Organizational skills and ability to follow safety regulations.

Preferred Qualifications

  • Completed courses or certifications related to building maintenance or skilled trades.
  • Licensed in a skilled trade (e.g., electrical, HVAC, plumbing).
  • Experience working in a university or residential setting.
  • Significant experience in a specialized building trade (e.g., electrical, HVAC, plumbing).

Pay

Starting salary range: $56,746 to $70,931, commensurate with education and experience.
