Union Boiler Operator - Life Sciences Client Site

This is an hourly Union Engineer position with a pre-set, consistent rotating shift schedule. The plant operates 365 days per year on a rotating shift basis.

About the Role

As a CBRE Union Building Engineer, you will monitor building system operations and performance, with a primary focus on boiler operation and providing necessary technical expertise. This role is part of the Engineering and Technical Services job function, supporting preventive maintenance and repairs on equipment and systems.

Responsibilities

  • Perform maintenance and repairs to mechanical, plumbing, structural, furniture, fire, life safety, and control systems for the facility and building to applicable standards.
  • Support the following systems:
    • Three 35K Lb/Hr water-tube package boilers (gas and oil fired, at 120 PSI) and auxiliaries.
    • Five centrifugal chillers (7500 tons total) and related equipment.
    • Other equipment in the Utility Plant and some remote equipment.
  • Lock-out steam production equipment during site shut-downs.
  • Comply with all applicable codes, regulations, governmental agencies, and company directives related to building operations and work safety.
  • Maintain an energy management program to ensure systems operate efficiently.
  • Assist with implementing a preventive maintenance program to extend the life of building machinery and systems.
  • Perform emergency repairs as needed.
  • Follow departmental policies for safe storage, usage, and disposal of hazardous materials.
  • Maintain a clean and safe workplace.
  • Review inspections of building systems (fire alarms, HVAC, plumbing) to ensure equipment operates within design capabilities.
  • Apply general knowledge of standard principles and techniques to accomplish tasks and solve routine problems.
  • Lead by example, modeling behaviors consistent with the company’s RISE values, and influence others to reach agreements.

Requirements

  • Current State of New Jersey Class 1-A (Blue Seal) STEAM Stationary Engineer license.
  • Conversant with responsibilities and duties established for Engineers as per N.J.A.C. 12:90 / N.J.A.C. 12:90-3.9 (a) BBPVC New Jersey Administrative Code.
  • Minimum of three years’ experience operating high-pressure boilers in a utility plant or power-generating facility, including guiding and specifying boiler preventive maintenance and repair tasks.
  • Work directly with site EHS (Environmental, Health, Safety) to ensure boilers comply with State of New Jersey (NJDEP) Air Permit requirements.
  • Knowledge and skills to safely integrate ongoing project work with daily utility plant operations.
  • Experience commensurate with a 1A license for boiler auxiliary equipment and other rotating equipment.
  • Experience operating large centrifugal chillers (non-toxic), cooling towers, and related pumping equipment.
  • Experience with Building Automation Systems (BAS) and SCADA is preferable.
  • General computer and business software literacy.
  • Experience with RODI (reverse osmosis continuous de-ionization) water production equipment is preferable.
  • Implement company, site-specific, and OSHA safety standards in the Utility Plant.
  • Ability to cover occasional day or night shifts in emergent situations.
  • Physically perform all job tasks and functions as required by the site owner.
  • Maintain current knowledge of the craft and familiarity with applicable codes and standards, particularly those of the New Jersey Bureau of Boiler and Pressure Vessel Compliance (NJAC).
  • In-depth knowledge of Microsoft Office products (Word, Excel, Outlook, etc.).
  • Strong organizational skills with an inquisitive mindset.
  • Advanced math skills, including calculating percentages, fractions, and financial-related figures.

Pay

The negotiated rate for this position is $85,000 annually (or $40.87 per hour), as subject to the applicable Collective Bargaining Agreement.
