Travel Senior Project Manager - Mission Critical
Summary
The Senior Project Manager leads individual projects of larger size or greater complexity, supervising other Project Managers and providing guidance to Project Teams. Key responsibilities include championing "The Layton Way," ensuring "Constructing with Integrity," managing project costs and profits, and coordinating project subcontracts and permits.
Duties
- Champions “The Layton Way” by delivering predictable outcomes for internal teams, external teams, and customers.
- Ensures “Constructing with Integrity” by working with honesty, unity, safety, and quality of work.
- Works well with Layton’s “Two in the Box” application, collaborating with the Senior Superintendent for successful project delivery and client relationship strengthening.
- Supervises Project Teams, offering advice and counsel on project management techniques, adherence to plan specifications, and company culture and procedures.
- Is directly responsible for projected costs and profits for each assigned project.
- Assists in preparing project estimates and preparing the project budget.
- Leads the project team in preparing the Project Management Plan (PMP).
- Participates in value engineering services as needed.
- Organizes and holds pre-construction planning and pre-mob meetings.
- Participates in negotiating project subcontracts and resolving regulatory requirements.
- Prepares a project schedule and develops milestones for successful project completion.
- Obtains and reviews Contract Documents and ensures their completeness and consistency.
- Manages project materials and equipment procurement within budget and schedule.
- Makes regular site visits to monitor project progress, safety, quality, and schedule performance.
- Negotiates change orders and manages their cost and profit impact.
- Controls job cost payments and coordinates with the job cost accountant for lien releases.
- Coordinates final close-out procedures, including as-built drawings, punch lists, final billing, occupancy permits, owner acceptance, project manuals, warranty letters, subcontractor close out, letter of substantial completion, and letter of recommendation.
- Holds post-completion project reviews and provides data for Estimating & Marketing databases.
- Participates in the 11-month warranty walk-through with the owner and maintains owner relations.
Qualifications
- Bachelor’s degree in civil engineering, construction management, or related field, or equivalent education and experience.
- Minimum of eight years project management experience in mission critical construction projects.
- Strong ability to manage complex projects.
- Effective teamwork and delegation skills.
- Excellent verbal and written communication and presentation skills.
- Understanding of estimating concepts, contract negotiations, and construction laws.
- Knowledge of building codes and design requirements.
- Integrity and adherence to ethical standards.
