Summary

The Senior Project Manager leads individual projects of larger size or greater complexity, supervising other Project Managers and providing guidance to Project Teams. Key responsibilities include championing "The Layton Way," ensuring "Constructing with Integrity," managing project budgets, and overseeing project completion.

Responsibilities

  • Champions “The Layton Way” by delivering predictable outcomes for internal teams, external teams, and customers.
  • Ensures “Constructing with Integrity” by working with honesty, unity, safety, and quality of work.
  • Works well with Layton’s “Two in the Box” application, collaborating with the Senior Superintendent for successful project delivery and client relationship strengthening.
  • Supervises Project Teams, offering advice and counsel on project management techniques and adherence to plan specifications, company culture, and procedures.
  • Is directly responsible for projected costs and profits for each assigned project.
  • Prepares project estimates, assists in negotiating prime contracts, prepares project budgets, and leads the project team in preparing the Project Management Plan (PMP).
  • Participates in value engineering services as needed, organizes and holds pre-construction planning and pre-mob meetings, negotiates subcontractor subcontracts, obtains permits, resolves regulatory requirements, prepares project schedules, reviews Contract Documents, and manages project materials and equipment procurement.
  • Maintains regular site visits, monitors project performance, negotiates change orders, controls job cost payments, coordinates with the job cost accountant, and oversees final close-out procedures including as-built drawings, punch lists, final billing, occupancy permits, owner acceptance, project manuals, warranty letters, subcontractor close out, letter of substantial completion, and letter of recommendation.
  • Holds post-completion project reviews and provides data for Estimating & Marketing databases. Participates in the 11-month warranty walk-through with the owner and maintains owner relations.

Qualifications

  • Bachelor’s degree in civil engineering, construction management, or related field, or equivalent education and experience.
  • Minimum of eight years project management experience in mission-critical construction projects.
  • Strong ability to manage complex projects.
  • Effective teamwork and delegation skills.
  • Verbal and written communication skills, including presentation abilities.
  • Understanding of estimating concepts, contract language, and building codes.
  • Excellent problem-solving and negotiation skills.
  • Integrity and adherence to ethical standards.
