Responsibilities

  • Lead by Example: Serve as a top-performing leasing expert, setting the standard for speed, efficiency, and excellence in leasing performance.
  • Personally drive high-volume leasing efforts at focus properties, ensuring maximum occupancy.
  • Tactical Leasing Deployment: Step in as the primary leasing driver at underperforming properties, executing aggressive leasing strategies to quickly fill occupancy gaps and stabilize performance.
  • Advanced Sales Execution: Execute all aspects of the leasing process, including prospect engagement, property tours, closing deals, processing applications, and finalizing lease agreements with precision and urgency.
  • On-Site Training & Coaching: Train and mentor leasing teams through hands-on demonstration, role-playing, and real-time coaching, ensuring they adopt high-performing sales techniques and customer service excellence.
  • Market Expert & Competitive Analysis: Stay ahead of market conditions, rental trends, and competitor strategies, providing real-time insights to property teams and leadership to adjust pricing, concessions, and marketing tactics effectively.
  • Leasing Strategy Implementation: Work closely with Sales and Operations leadership to execute tailored leasing strategies at each property, aligning efforts with occupancy goals and revenue objectives.
  • Marketing & Lead Conversion: Partner with on-site teams to optimize digital and in-person marketing strategies, leveraging high-impact outreach, social media engagement, and referral programs to drive leads and conversions.
  • Customer Experience Leadership: Ensure every prospective and current resident experiences best-in-class service, reinforcing resident satisfaction and brand reputation at each property.
  • Operational Excellence: Oversee leasing office and model unit readiness, ensuring every aspect of the leasing experience—from first impression to lease execution—is seamless and professional.
  • Compliance & Policy Adherence: Ensure strict compliance with Fair Housing laws, company leasing policies, and operational procedures, acting as the subject matter expert on leasing standards.
  • On-Site Leadership & Accountability: Serve as the go-to leasing leader when deployed, holding property teams accountable for meeting leasing goals while fostering a high-energy, results-driven culture.
  • Extensive Travel Commitment: Be prepared for continuous nationwide travel (up to 90%), often remaining on-site for two to three weeks at a time to make an immediate and lasting impact on leasing performance.
  • Special Assignments: Support other revenue-driving initiatives as directed by leadership, taking on special leasing projects, high-priority lease-ups, and urgent property needs as necessary.

Qualifications

  • Bachelor’s degree in business, Marketing, Hospitality, Real Estate, or a related field preferred but not required.
  • Relevant industry certifications (e.g., National Apartment Leasing Professional (NALP) or Certified Apartment Leasing Professional (CALP)) are a plus.
  • Proven experience over formal education – A strong track record of high-performance leasing and sales success may be considered in place of formal education.
  • Ongoing professional development – Commitment to continuous learning in leasing strategies, sales techniques, and property management best practices.
  • Proven High-Performance Leasing Experience – Demonstrated success in a fast-paced, high-volume leasing environment, consistently exceeding occupancy and revenue goals.
  • Minimum of 3 years’ experience in student housing leasing.
  • Sales & Closing Expertise – Strong background in sales techniques, lead conversion, and closing leases with urgency and effectiveness.
  • Property Management Knowledge – Understanding of leasing operations, Fair Housing laws, and compliance best practices within the student housing or multifamily industry.
  • Market Awareness & Competitive Strategy – Ability to analyze market trends, competitor pricing, and local demand to adjust leasing strategies dynamically.
  • Training & Team Development – Experience coaching and mentoring leasing professionals, leading by example, and instilling best-in-class sales and customer service standards.
  • Marketing & Outreach – Skilled in leveraging digital marketing, social media, and grassroots outreach to generate leads and drive traffic.
  • Operational Excellence – Ability to manage leasing workflows, reporting, and data accuracy while maintaining exceptional organization and attention to detail.
  • Communication & Relationship Building – Strong interpersonal skills to engage with students, parents, property teams, and leadership, fostering trust and collaboration.
  • Adaptability & Travel Readiness – Comfortable with extensive travel (up to 90%) and the ability to quickly integrate into diverse property teams to drive results.
  • Resilience & Problem-Solving – Thrives in high-pressure situations, quickly identifying challenges and implementing solutions to improve leasing performance.
