About the role
The Leasing Specialist coordinates all requests from military families with the property management team and assists in the daily leasing functions of the Public Private Venture (PPV) housing office.
Responsibilities
- Coordinates all requests from military families with the property management team.
- Maintains and organizes an accurate, fair, and compliant leasing waitlist to ensure efficient unit turnover, strong applicant communication, and consistent leasing operations.
- Performs all leasing functions including showing vacant units and timely execution of leases and renewals.
- Qualifies applicants in accordance with Government compliance requirements.
- Coordinates move-in dates and pre-move-in inspections with incoming military families.
- Coordinates notice to vacate, pre-inspection, move-outs, and final inspection for outgoing residents, including assessing charges for damages and delivering final utility bills where applicable.
- Receives and records service requests and disburses them to the appropriate maintenance director or manager.
- Ensures resident and maintenance digital files are properly maintained.
- Performs routine market analysis reports.
- Assists the Community Director and/or Community Manager in ensuring compliance with property legal documents.
- Assists in organizing and scheduling social events, educational classes, physical activities, and family functions for community residents, which may require flexible hours.
- Prepares and recommends advertising and marketing strategies to create traffic to the property.
- Develops property concepts by researching and analyzing current market rates, economic trends, traffic, population history, and competitive properties.
- Markets property by advertising vacancies, identifying and approaching prospective tenants, creating marketing materials, and participating in community activities.
- Prepares properties for showing by inspecting premises.
- Shows properties by setting appointments, providing leasing information, and highlighting benefits such as location, amenities, and security.
- Completes leases by reviewing contract requirements, negotiating terms, and obtaining signatures, deposits, and payments.
- Creates and places advertising in all venues, including social media.
- Drives for the Company using either a Company vehicle or a personal/rental vehicle to conduct business more than 50% of the time.
Requirements
- High School Diploma or GED required; Bachelor’s Degree in Business Administration, Property Management, or related discipline preferred.
- Previous leasing experience required.
- Experience with computers and typical office software such as Email, Word, Excel, and internet browsers required.
- Previous experience in sales preferred.
- Strong customer service skills.
- Ability to show houses in all types of weather conditions.
- Demonstrated ability to exercise good judgment and discretion in handling highly confidential information.
- Strong written and verbal communication skills with the ability to communicate clearly and professionally at all levels.
- Ability to handle multiple priorities with tight deadlines in a fast-paced environment.
- High degree of professionalism, responsibility, integrity, and a strong work ethic.
- Ability to resolve problems independently and responsibly.
- Reliable, self-motivated team player with strong attention to detail, communication, client management, and business literacy skills.
- Discretion and ability to maintain a professional attitude and appearance.
- Ability to envision, develop, and implement new strategies to address competitive, complex business issues.
- Initiative to identify and anticipate client needs and make recommendations for implementation.
- Daily use of technology platforms.
- Basic understanding of safety practices.
- Valid and in-state Driver’s License required.
