Transaction Manager

About The Role

Built-in the ecosystem of credit transactions, from buying a house to securing a business loan, is a network of credit relationships. Setpoint offers the backbone for these relationships, connecting the world's largest banks, credit funds, and capital markets counterparts. Our mission is to build trust in this system of credit. As a Transaction Manager, you oversee TPR review engagements from start to finish. Your responsibilities include performing detailed credit reviews on non-QM consumer files, assessing income, assets, liabilities, credit, and collateral, including complex and alternative income analyses. You'll make and defend exceptional decisions, ensuring that each file meets the necessary standards. You'll also interpret client guidelines and investor requirements, translating them into the review process, and resolve issues that fall outside established guidelines.

Who Will Love This Job?

  • A reviewer tired of manual work — someone who enjoys the challenge of reviewing loans without having to manually pull data from hundreds of files.
  • The builder, not just the operator — someone who wants to contribute to shaping the future of our AI-assisted platform, which aims to make underwriting 20 times more efficient.
  • A client-minded problem solver — someone who understands the needs of clients and seeks to improve the review process rather than simply completing tasks.

What You’ll Do

Credit Review:

  • Perform loan-level review on non-QM consumer files, covering income (both full documentation and alternative methods like bank statements, P&Ls, and asset depletion), assets, liabilities, credit, and collateral/valuation.
  • Make and defend exception decisions, including the rationale behind approvals, especially for complex and alternative income analyses and valuations.
  • Interpret client scope and guidelines against applicable investor requirements, and adjust the review accordingly.
  • Resolve files that fall outside guideline and escalate calls to you.
  • Ensure consistency in grading across a portfolio of loans and identify systemic issues within pools.
Client Delivery:
  • Run the engagement end-to-end, translating the client's scope and guidelines into the review process and meeting SLAs and deadlines.
  • Communicate findings to the client and ensure they are satisfied with the results.
  • Write exception responses and audit responses when clients or auditors challenge findings.
  • Serve as the client's point of contact throughout the review process, managing timelines with both the client and internal operations, product, and compliance teams.
  • Provide the GM and internal teams with a current, honest assessment of each engagement's progress.
Requirements:
  • 7+ years of experience in residential mortgage credit, with significant time in TPR or loan-level due diligence.
  • Recent, hands-on non-QM underwriting experience.
  • Ability to grade files independently in the past year.
  • Experience making and defending exception decisions, including complex and alternative income analyses and valuation reviews.
  • Knowledge of consumer compliance, including high-cost tests and product-specific disclosure requirements.
  • Ability to meet SLAs and handle competing deadlines without compromising review quality.
