Blue Peak Ventures is a founder-led, technology-enabled real estate investment company based in Charleston, South Carolina. We acquire and sell residential properties through complex off-market transactions involving title defects, probate, foreclosure, liens, litigation, heirship, and difficult occupancy situations that prevent a conventional sale.

Why This Role Exists

We are building an integrated team around transaction execution: acquisitions, the Business Operations Manager, leadership, local field representatives and vendors, title and escrow partners, and dedicated independent counsel focused on real estate litigation. The Transaction Coordinator sits at the center of that team. This is Blue Peak's first dedicated in-house Transaction Coordinator hire. You will help establish how the function operates, improve the tools and processes used across active files, and set the standards future coordinators will follow.

The Role

Once acquisitions has a signed agreement, you own the operational path through acquisition, disposition, and file close-out. You will know where every active transaction stands, what is blocking it, what needs to happen next, who owns it, and when to escalate. This work spans coordination across title, legal, closing, and property matters. You identify next steps, involve the right people, and follow through until each transaction closes and the file is complete.

Who Will Thrive Here

The strongest candidate has hands-on experience in title, escrow, closing operations, investor transactions, foreclosure or default servicing, probate, real estate litigation support, or another environment involving complex real estate files. Experience working directly with attorneys on title matters, foreclosure, probate, or litigation is strongly preferred. South Carolina experience is a plus, but strong title, escrow, and closing experience from other states is also welcome. You may currently work as a title processor or examiner, curative-title specialist, closing coordinator, escrow officer, foreclosure coordinator, real estate paralegal, investor Transaction Coordinator, or property operations coordinator. The title matters less than whether you have personally owned difficult files and driven them forward. You will likely thrive here if you:

  • Have a driving, take-charge, persistent, and resourceful working style
  • Follow up firmly and don't passively accept avoidable delays or vague answers
  • Stay calm when several parties, deadlines, and problems compete for attention
  • Know when to act, when to push harder, and when a decision belongs with counsel or leadership
  • Communicate clearly with sellers, buyers, attorneys, title and escrow companies, lenders, occupants, listing partners, and vendors
  • Are comfortable with a Customer Relationship Management system, shared trackers, electronic signature tools, automation, and Artificial Intelligence-assisted workflows
  • Want to improve systems, take on more responsibility, and potentially build and lead a team as the company grows

Compensation & Employment

Base salary: $50,000 to $60,000 per year, based on directly relevant experience.
Performance-based compensation: Quarterly bonuses tied to file management, deadline protection, follow-up and escalation, transaction readiness, reporting accuracy, file close-out, and process improvement, with no fixed cap.
Expected total compensation: Approximately $60,000 to $70,000 annually at current transaction volume. Strong performers may earn more as volume and responsibility grow.

Schedule and Availability

This role generally operates during regular weekday business hours aligned with Eastern Time. Because active properties, signings, closings, and occupant matters can occasionally require attention outside normal hours, the employee participates in scheduled after-hours coverage. Coverage is shared fairly among the team, can be traded with a proper handoff, and does not require continuous availability. When assigned coverage, the employee is expected to respond reliably to time-sensitive matters.

Remote Work

Fully remote for candidates based in the Central or Eastern time zones. Any required on-site work is completed by local vendors and field resources, with the Transaction Coordinator managing the work and follow-through remotely.

Paid Time Off and Benefits
