About the role
Eastern Title Division is seeking a Title Searcher who excels in accuracy, problem-solving, and detail-oriented work. This position plays a crucial role in protecting property ownership through comprehensive title searches and ensuring each transaction is based on a solid foundation.
Responsibilities
- Conduct comprehensive title searches using county land records, tax records, court records, and other public resources.
- Research deeds, mortgages, judgments, liens, probate records, easements, restrictions, UCC filings, and other recorded documents.
- Establish accurate chains of title and identify ownership discrepancies or title defects.
- Prepare thorough title search reports and supporting documentation for internal review.
- Collaborate with county offices, attorneys, lenders, surveyors, and internal team members to resolve questions and obtain necessary information.
- Maintain organized, accurate records while ensuring compliance with underwriting guidelines and industry standards.
- Manage multiple searches simultaneously while delivering high-quality work within established deadlines.
Requirements
- Two or more years of experience in title searching, title examination, real estate, legal support, land records research, or a related field.
- Ability to interpret legal descriptions, deeds, mortgages, and other real estate documents.
- Strong analytical and investigative skills with exceptional attention to detail.
- Excellent written and verbal communication skills.
- Ability to work independently while collaborating effectively with a supportive team.
- Strong organizational and time management skills with the ability to prioritize multiple projects.
- Proficiency with Microsoft Office, Outlook, and web-based research tools.
- Knowledge of Delaware land records and title processes is a plus.
