Responsibilities
- Review title orders in accordance with company guidelines to evaluate the condition and insurability of titles; analyze deeds, deeds of trust, mechanics liens, tax liens, judgments, assessments, and probates to determine their impact on the title.
- Conduct thorough research and review of public records and legal documents to establish ownership, legal descriptions, and any title‑related issues; ensure accuracy and completeness of the information.
- Identify title defects or discrepancies and develop appropriate solutions to resolve these issues, ensuring a clear title.
- Clearly explain the chain of title, exceptions, and requirements to clients; provide detailed guidance on title issues as
