Tenant Fit Out Project Manager - Data Centers
About the role
Colliers Project Leaders is seeking a Tenant Fit-Out Project Manager to join our Owner's Rep team in Port Washington, WI; San Antonio, TX; Abilene, TX; or Reno, NV. This role oversees the planning, coordination, and execution of tenant-specific buildouts within active data center environments. The Project Manager ensures fit-out work aligns with data hall standards, operational requirements, and safety protocols while serving as the primary point of contact for tenant delivery.

Responsibilities
- Design Coordination
- Review documents and specifications provided by the customer.
- Handle customer RFIs (Request for Information).
- Issue specifications and ensure design compliance for:
- Architectural Design
- Electrical Design
- Mechanical Design
- Low Voltage Infrastructure Design
- Security Infrastructure Design
- Schedule Management
- Develop project milestone schedules.
- Review baseline schedules with contractors and issue final versions.
- Ensure delivery of a detailed logic-linked schedule from the GC, including:
- WBS breakdown (Preconstruction, Design, Permitting, Submittals, Procurement)
- Subsections of activities for each WBS.
- Provide weekly schedule updates and reports.
- Management and Coordination
- Manage and coordinate between selected contractors through design, including:
- Overhead Structural Supports
- Basket Tray
- Fiber Duct
- Racks layout
- Electrical distribution infrastructure
- Mechanical plumbing infrastructure
- Manage Overhead Design Coordination for:
- Overhead structural supports
- Basket Tray
- Fiber Duct
- Hot Aisle Containment
- Electrical Busway
- Piping
- Manage and coordinate between selected contractors through design, including:
- Submittal Management
- Oversee submittals issuance and approval processes on the Procore platform.
- Review specifications and extract pre-planned submittals on Procore.
- Manage submittals for:
- Cabinets (coordinate with LV Contractor)
- Basket Tray
- Fiber Duct
- Mechanical Drawings
- Electrical Drawings
- Hot Aisle Containment
- Contractor RFI Management
- Process contractor RFIs and provide responses to the project team.
- Document control for design change RFIs.
- Establish and oversee RFIs on the Procore platform.
- Conduct weekly Submittals/RFI review meetings.
- Procurement Coordination
- Ensure coordination between stakeholders for Owner Furnished Contractor Installed (OFCI) equipment, including:
- Cabinets/MOR’s
- Fiber Duct
- Fiber and Copper Cabling
- Prefab steel HACs
- Ensure coordination between stakeholders for Owner Furnished Contractor Installed (OFCI) equipment, including:
- Meeting Management
- Conduct weekly OAC Meetings.
- Facilitate Contractor Design Coordination Meetings.
- Lead Submittal Review Meetings.
- Security and Safety
- Manage security access requests.
- Ensure Health and Safety processes throughout projects:
- Weekly 3-week lookahead issuance.
- Bi-weekly site visits with safety observation reports on Procore.
Requirements
- Bachelor’s Degree in Architecture, Construction Management, Engineering, or a related field.
- 5+ years of project management experience.
- 3+ years of data center construction experience.
- General Contracting, Construction Management, or Architecture experience preferred.
- Extensive familiarity with construction scheduling, project budgeting, and cost controls.
- Working technical knowledge of MEP systems and data center operations.
- Ability to read, write, and understand English for job-related communications and instructions.
