About the role

The Assistant Community Manager is a temporary position within Asset Living, a third-party management firm founded in 1986. This role plays a crucial role in the financial health and operational efficiency of the housing community.

Responsibilities

  • Post all payments and income received from all applicants, current residents, and non-current residents accurately, timely, and efficiently.
  • Process and reconcile daily all account receivables.
  • Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.
  • Help the property meet budgeted revenues, expenses, and Net Operating Income.
  • Post all charges to resident and non-current resident accounts; bill back utilities where applicable.
  • Perform all end-of-the-month closing procedures and reporting.
  • Maintain accurate and organized records; audit resident files to ensure accuracy.
  • Walk units and post all move-out charges, statements, and security deposit refunds.
  • Regularly attend to onsite staff, ensuring they are effectively screened, hired, trained, coached, and developed.
  • Promote harmony and quality job performance among staff through support and effective leadership.
  • Achieve compliance with company policies and procedures, safety and fair housing guidelines, and liability concerns.
  • Manage strategic leasing techniques to obtain closure, follow-up procedures, sign leases, and report accurately.
  • Deal with resident complaints, concerns, and requests to ensure resident satisfaction.
  • Develop and implement resident retention programs, including resident functions, special promotions, monthly newsletters, etc.
  • Show, lease, and move in prospective residents effectively.
  • Manage customer service and monitor service request turnaround and responsiveness of maintenance staff.
  • Maintain property appearance and ensure timely completion of repairs.
  • Plan for and utilize property resources, equipment, and supplies economically.

Requirements

  • High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Ability to understand and perform all onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly stand or sit for prolonged periods.
  • Communicate with others to exchange information.
  • Repeat motions that may include wrists, hands, and/or fingers.
  • Absorb and assess the accuracy, neatness, and thoroughness of the work assigned.
  • Move about to accomplish tasks or move from one worksite to another.
  • Ascend/descend ladders, stairs, scaffolding, ramps, step stools, and the like.
  • Move self into different positions to accomplish tasks in various environments including tight and confined spaces, work in an overhead position and reach, adjust or move objects of up to 25 lbs. in all directions, lift and place objects up to 25 lbs.
  • Operate machinery or power tools.
  • Operate motor vehicles and/or golf carts.
  • Identify and inspect objects.
  • Be able to work overtime, weekends, night hours (emergencies).
  • Work in small and/or enclosed spaces.
  • Traverse flat and non-flat terrain.
  • Work in extremely low or high temperatures.
  • Work in outdoor environments such as precipitation and wind.

Qualifications

  • High School Diploma or Equivalent.
