Responsibilities
- Schedules maintenance personnel by scheduling preventative maintenance, work orders and correctives with the Planner Scheduler, instructing technicians on daily routines, preventative maintenance, and work orders.
- Completes administrative duties by assisting with interviewing and hiring duties, counseling and disciplining personnel, ensuring parts are ordered/stock and equipment manuals are updated.
- Contact subcontractors when needed and supervise their work.
- Serves as the preventative and corrective maintenance expert for the team to come to for guidance and direction.
- Investigate equipment failures and issues to diagnose faulty operation, and to make recommendations to project manager, O&M team and FM staff.
- Performs frequent Quality Control (QC) inspections, initiates, oversees, and documents corrective and preventative actions in support of the QC program.
- Oversee the work of CBRE GDS subcontractors operating onsite.
- Responsible for parts and materials needed for on-time maintenance, coordinates requisitions with the Purchasing Department.
- Create and maintain work order logs and reports.
- Instructs and trains mechanics on safety procedures by conducting safety meetings, training mechanics on proper usage of equipment, inspecting tools and work areas.
- Develops thorough price estimates for projects outside of current contracts.
- Aid lead workers with communication between staff and the customer.
- Identifies new parts needed and coordinates requisitions with the Purchasing Department.
Requirements
- Bachelor’s degree in engineering or a related field, or a minimum of five (5) years of relevant experience, or an equivalent combination of education and experience sufficient to successfully perform the essential functions of the position.
- A minimum of two (2) years of supervisory experience overseeing two or more skilled trades is required.
- Experienced with The Joint Commission, NFPA, OSHA, and FGI Guidelines.
- Knowledge of NFPA, ASHRAE, Joint Commissioning, Continuous Based Monitoring Programs [AKA RCM], proper repair and maintenance requirements for facilities, grounds and utilities.
- Thoroughly familiar with construction requirements, procedures and the elements that go into a complete bid.
- Skilled in the operation, repair and maintenance of HVAC systems, building automation systems, electrical, plumbing and mechanical systems, medical gas, fire systems, and security systems.
- Experienced with Microsoft Suite Government Database [DMLSS] highly desired.
- Ability to read and understand blueprints.
- Effective oral and written communications skills.
- EPA Reg. Refrigerant certification may be required.
- Certified Medical Gas Installer may be necessary.
- Completion of OSHA 30-hour course required.
- May be needed after hours for emergency repairs.
- Excellent oral and written communication skills.
- Possess a broad knowledge of facility operations and maintenance.
