Supervisor Maintenance

About the Role

As the Maintenance Supervisor, you will plan, schedule, maintain, and improve the functional operation of a 160,000 sq. ft. facility. This hands-on role involves supervising internal maintenance and janitorial technicians, overseeing contractors, and managing the tactical aspects of security, maintenance, and project management while adhering to all safety and regulatory requirements (e.g., OSHA and EPA).

Responsibilities

• Champion facility initiatives and project management with support from company leadership.
• Supervise a team of Maintenance/Facility technicians and contractors to ensure proper facility operation.
• Lead personnel and contractors in reactive, predictive, and preventative maintenance, as well as equipment repair.
• Organize, plan, and schedule all maintenance activities (preventive, predictive, corrective) within SAP Plant Maintenance (PM), ensuring technicians have necessary parts, tools, and materials to minimize downtime.
• Manage asset lifecycle: load new/old equipment and functional locations into SAP, and track equipment performance.
• Engage with all departments to address facility needs and upkeep.
• Adhere to safety requirements, including Lockout/Tagout, Chemical Management, Fall Prevention, Confined Spaces, Electrical Safety, 5S, Mobile Equipment, and lifting equipment.
• Work with the leaseholder to manage the building within the business park.
• Act as the liaison with local fire and protection agencies.
• Oversee contractor services, including security monitoring and cleaning.
• Collaborate with Environmental, Health, and Safety departments to compile information for government reports and meet deadlines.
• Work closely with Manufacturing, Engineering, and Continuous Improvement teams to advance facility operations.
• Troubleshoot issues and propose proactive solutions to leadership.
• Respond to on-site emergencies and incidents, including those occurring during off-hours.
• Conduct regular inspections, preventative maintenance, and evaluations of facility equipment to determine repair or installation needs.
• Obtain quotations, write project proposals for approval, and supervise project completion.
• Manage vendor relationships for trash removal, grounds, power, janitorial, water/sewer, HVAC, and other related contracts.
• Ensure compliance with OSHA regulations.
• Actively participate in lean and continuous improvement activities, utilizing predictive, preventive, and condition-based maintenance methodologies.

Requirements

• Bachelor’s degree in a facility-related field, project management, or engineering preferred.
• Minimum of five (5) years in the maintenance field.
• 3+ years of relevant manufacturing and leadership experience.
• Project management and large capital project execution skills.
• Ability to read, analyze, and interpret procedures and manuals.
• Experience reading engineering drawings and understanding facility electrical and mechanical aspects.
• Experience in planning and scheduling routine preventative maintenance of facility equipment.
• Demonstrated ability to work on multiple tasks and projects while being detail-oriented.
• Exceptional analytical, planning, and creative problem-solving skills.
• Strong knowledge of Microsoft Excel, Word, and PowerPoint.
• Knowledge of assembly tools, machinery, and general building equipment.
• Ability to navigate multiple surfaces across the site (pavement, gravel, grass) and climb ladders/stairs to access roofs.
• Ability to communicate technical requirements to both technical and non-technical individuals.
• Experience creating Gantt charts in Microsoft Project desired.
• System expertise utilizing SAP PM (and potentially other CMMS) for planning, tracking, reporting, and managing the maintenance backlog.
• Understanding of EPA & OSHA regulations preferred.
• Experience managing outside service contractors.
• Strong understanding of the SAP PM module.
• Lean tools and root cause analysis experience a plus.
• Ability to stand/walk or sit/type for 10-90% of the workday.
• Occasional lifting required (up to 35 lbs.).
• Willingness to travel less than 5%.
