About the role
NJM is expanding into new states and seeks a 1st Shift Maintenance Supervisor for its West Trenton, NJ facility. This role leads the maintenance team, performs hands-on field work, and ensures the reliable operation of facility infrastructure systems while driving continuous improvement and employee development.
Responsibilities
- Leadership and Staff Management
- Supervise, coach, develop, and evaluate maintenance personnel
- Establish work schedules, staffing plans, and daily priorities
- Conduct performance reviews and support employee development plans
- Promote a culture of safety, accountability, customer service, and teamwork
- Ensure compliance with company policies and procedures
- Facility Operations Management
- Direct the operation and maintenance of HVAC, electrical, plumbing, fire protection, life safety, building automation, and emergency power systems
- Ensure critical systems are maintained for maximum reliability and operational readiness
- Establish maintenance standards, procedures, and performance metrics
- Monitor work order completion, backlog, and preventive maintenance compliance
- Planning and Administration
- Develop maintenance schedules and preventive maintenance programs
- Manage maintenance records, inspections, permits, and compliance documentation
- Oversee inventory management and procurement of maintenance materials
- Evaluate facility systems and recommend capital improvements and equipment replacement strategies
- Contractor and Vendor Management
- Manage maintenance service contracts and vendor relationships
- Oversee contractor safety, quality, scheduling, and performance
- Support facility projects through planning, coordination, and execution
- Budget and Continuous Improvement
- Assist in preparation and management of departmental budgets
- Monitor operating expenses and identify cost-saving opportunities
- Lead reliability improvement and operational efficiency initiatives
- Develop recommendations for system improvements and infrastructure upgrades
- Emergency and Business Continuity Response
- Direct response to facility emergencies and operational incidents
- Support business continuity and disaster recovery efforts
- Ensure maintenance staff are trained and prepared for emergency situations
Requirements
- Education
- High School Diploma, GED, Trade School diploma, or equivalent technical training
- Experience
- Minimum 10 years of facility maintenance or building operations experience
- Minimum 3 years of supervisory or team leadership experience
- Certifications and Licenses
- New Jersey Low Pressure Boiler Operator License
- Valid driver’s license
- Knowledge, Skills, and Abilities
- Extensive knowledge of commercial building systems, including HVAC, electrical, plumbing, fire protection, emergency power, and building automation systems
- Strong leadership, coaching, and employee development skills
- Understanding of maintenance planning and reliability-centered maintenance principles
- Knowledge of workplace safety regulations and facility compliance requirements
- Experience managing contractors, vendors, and service agreements
- Strong organizational, project management, and budgeting skills
- Excellent verbal and written communication skills
- Ability to work on-call, weekends, and during emergencies when required
Preferred Qualifications
- Associate degree in Facilities Management, Mechanical Systems, Engineering Technology, Construction Management, or related field; equivalent experience may be considered
- Building Management System administration experience
- Certified Facility Manager (CFM), FMP, SMA, or similar industry credential
- Project management experience involving occupied commercial facilities

Pay
Salary range: $83,741 – $97,178, commensurate with experience and credentials.
