Supervisor - Housing Maintenance (25 Hours Per Week)
Primary Duties
- Schedule maintenance requests.
- Answer maintenance calls, enter into software, prioritize requests, and schedule maintenance team.
- Track all Maintenance invoices, reconcile to statements, and enter invoices in accounting software.
- Pest control: Scheduling/issues, purchase all equipment (replacement reserve items), track warranties, and ensure compliance with HUD guidelines.
- Develop and maintain a list of outside contractors for repairs/maintenance issues.
- Perform inspections on properties being repaired/revised.
- Meet with appropriate parties (contractors, consultants, architects, etc.) to ensure timely resolution of potential delays.
- Schedule all REAC and annual inspections and send notices.
- Stay updated on Fair Housing issues, program changes, and property changes.
Additional Responsibilities
- Occasional travel to Stuart, FL and Brevard County, FL required.
- Ability to work 25 hours per week required.
- Ability to be available 24/7 as needed for emergencies.
Qualifications
- High school diploma or GED required.
- Certified Manager of Maintenance NCHM preferred.
- Accounting/bookkeeping knowledge preferred.
- General knowledge of home repair and maintenance required.
- Valid driver’s license and good MVR required (no past suspensions, insurance lapses, or related incidents).
- Computer literacy and knowledge of Microsoft Office or similar software required.
- Strong organizational, administrative, communication, and interpersonal skills required.
- Experience with HUD residential Program standards preferred.
- Knowledge of the Americans with Disabilities Act and Fair Housing requirements preferred.
Physical Demands
- Regularly required to stand, reach with hands and arms, talk or hear.
- Occasionally required to walk and sit.
- May occasionally lift or move products and supplies, up to 50 pounds.
- Specific vision abilities required include close vision, distance vision, depth perception, and ability to adjust focus.
