Supervisor Facilities - Facilities Management

About the role

Oversees and manages all aspects of New London Hospital’s properties and facilities (New London campus and Newport campus). Manages all aspects of facilities operations including mechanical, electrical, life safety, plumbing, grounds, and general maintenance. Supervises maintenance technicians and facilities management personnel. Supports NLH employee engagement efforts and growth, training, and development of maintenance technicians.

Responsibilities

• Interviews candidates and makes recommendations for employment.
• Completes performance check-ins on all assigned personnel and provides counseling and coaching.
• Works closely with human resources and facilities manager on any disciplinary action required.
• Schedules staff to provide adequate coverage 24/7 and delegates assignments to ensure timely and efficient completion of preventive maintenance, work orders, and projects.
• Coordinates winter snow removal schedule and assignments; performs snow removal activities as a team member.
• Directs staff in daily operations and maintenance of buildings and equipment at New London and Newport locations.
• Ensures proper documentation of preventive maintenance and inspections, and compliance with safety regulations, CMS conditions of participation, and building codes.
• Monitors work orders in the hospital’s CMMS system and maintains ongoing daily communication for prioritization of workloads.
• Assists with completion of cost and time estimates for proposed work or equipment installation; obtains estimates from outside contractors and recommends acceptance of bids.
• Coordinates, inspects, and approves work performed by outside contractors.
• Supervises and directs third-party vendors and contractors.
• Evaluates operations and maintenance practices on equipment or systems; plans modifications, rebuilds, or replacements to improve cost-effectiveness and reliability.
• Works closely with facilities manager to develop a 5-year equipment replacement/upgrade schedule for planning and budgeting projections.
• Instructs personnel in operation and repair of equipment or systems; develops procedures and back-up plans for critical system failures.
• Maintains and instructs classes on equipment, policies, and emergency backup/redundancy plans for off-hour, weekend, and holiday personnel.
• Orders parts and supplies to maintain inventory; conducts competitive price checks and recommends equipment purchases.
• Assists the Director in planning the budget.
• Ensures all supervised areas and work areas are clean and orderly; maintains appearance and environment of all facilities.
• Serves as on-site technical consultant for daily operations of buildings and infrastructure.
• Performs other duties as required or assigned.

Requirements

• High School Diploma or equivalent.
• Valid driver’s license with a clean driving record (in accordance with NLH’s Driver Disqualifications Guidelines).
• 4 years of experience in a technical specialization field.
• 3 years of experience supervising mechanical systems, building operations, and maintenance service in a healthcare or equivalent setting.
• Strong experience in HVAC preferred.
• In-depth knowledge of maintenance and building management systems, with expertise in mechanical diagnostics and repair.
• Must be available for emergency on-call duties 24/7 as part of the facilities team rotation.
• Strong written and verbal communication skills for interacting with all levels of the organization.
• Exceptional organizational skills; able to prioritize work in a fast-paced and fluid environment.
• Self-motivated, capable of analyzing and solving complex problems through innovative thought, problem-solving, and collaboration.
• General computer knowledge of Microsoft Word and Excel.
