Responsibilities

  • Working understanding of HVAC and electrical systems, DDC building automation systems, and complex MEP systems.
  • Ensures proper field engineering on project; reviews and ensures work is performed per construction documents, subcontracts, and industry standards.
  • Reviews shop drawings for scope and constructability; resolves scope of work problems with subcontractors in conjunction with project management.
  • Solid knowledge of all project drawings, specifications (including RFIs and submittals), and ensures compliance with contract documents.
  • Monitors daily subcontractor activities for reasonableness and compliance; provides technical assistance to the team and subcontractors.
  • Develops and executes the plan for punch list completion; coordinates and monitors all work to accomplish and document completion.
  • Resolves scope of work issues on the project, including between subcontractors; assists subcontractors in their trade of work.
  • Develops creative solutions for construction methods and sequences to resolve field problems.
  • Ensures occupancy and inspection processes are completed as necessary; maintains solid knowledge of all contract documents.
  • Regularly reviews the quality and progress of work in the field; ensures deficiencies are corrected to completion.
  • Conveys project quality expectations to the team and subcontractors; responsible for punch list administration.
  • Ensures compliance with all testing and inspections; corrects deficiencies and manages testing/inspection processes.
  • Develops acceptable quality standards early in the process; ensures project punch list is completed on schedule.
  • Facilitates agreements on quality standards; ensures overall compliance and takes necessary measures.
  • Working knowledge of building life safety codes; minimum 30-hour OSHA certification.
  • Reviews safety audits, conducts safety stand-downs, and works with Corporate Safety Director or project-specific Safety Manager.
  • Develops site-specific safety plans; leads safety culture and ensures proper safety behavior on the project.
  • Leads pre-project start-up meetings, reviews safety submittals, and ensures completeness before work begins.
  • Leads accident or incident investigations; creates prevention paths to avoid repeat incidents.
  • Manages and controls workflow and subcontractors; understands workflow scheduling concepts.
  • Establishes and manages the plan for administration and control of the entire project; directs efficient work flow.
  • Leads pre-start scope meetings, subcontractor coordination, safety, and project meetings; participates in OAC meetings.
  • Performs jobsite document controls including daily reports, QA/QC, schedule updates, payroll, and accident/incident reports.
  • Manages a multi-superintendent team; interviews and hires labor as required by project needs.
  • Develops organization and responsibilities of the project field team.
  • Seeks subcontractor input to develop workable schedule durations; understands impact of schedule delays on the owner.
  • Records historical data for future use; expedites work to schedule and adjusts sequencing as needed.
  • Develops and manages conformance to the overall project schedule; implements schedule updates weekly.
  • Identifies long lead items; prepares basic project schedules and captures project impacts for delays.
  • Creative ability to overcome scheduling obstacles; proactively anticipates and resolves schedule impacts.
  • Arranges for site office and project utilities (water, sewer, power, telephones, etc.).
  • Develops and administers job logistics planning; understands permits and occupancy processes.
  • Obtains necessary project permits; coordinates and administers punch lists and inspections.
  • Establishes inspection authorities and requirements; ensures project site logistics and temporary facilities plan is followed.
  • Mentors team members on all aspects of project planning.
  • Understands procedures for project insurance and bonding; demonstrates creative solutions for project challenges.
  • Works within the extra work process for time tickets, extra work orders, and change orders.
  • Resolves disputes between subcontractors regarding scope or scheduling impacts.
  • Assists project manager with buyout scope, subcontractor interviews, and pricing changes.
  • Performs qualitative review of contract documents for potential conflicts; issues RFIs as required.
  • Estimates impact of change orders on general conditions; mitigates issues impacting time or money.
  • Working knowledge of scheduling software; maintains accurate archives of project documents and correspondence.

Requirements

  • Relevant certifications for work being performed; understanding or certification for storm water management laws.
  • Related education and/or experience; 1st Aid/CPR; OSHA course completion card.
  • 5 to 20 years of recommended work experience.
  • Knowledge of computer programs such as Microsoft Office and scheduling software.
  • Highly skilled in communication, public relations, organization, teamwork, accuracy, attention to detail, time management, craft knowledge, interpretation of contract documents, management of others, layout, conflict resolution, and assistance of others.

  • Handling, talking, hearing, depth perception, and vision (close, peripheral, depth, ability to adjust focus).
  • Lifting/moving up to 100 pounds.
