Responsibilities
- Demonstrate a working understanding of HVAC, electrical systems, and DDC building automation systems.
- Ensure compliance with storm water management laws and regulations through certification or understanding.
- Understand the operation and function of complex MEP systems.
- Review and ensure subcontractor work aligns with construction documents, subcontracts, and industry standards.
- Review shop drawings for scope and constructability; resolve scope issues with subcontractors and project management.
- Maintain solid knowledge of all project drawings, specifications (including RFIs and submittals), and ensure compliance with contract documents.
- Monitor daily subcontractor activities for reasonableness and compliance.
- Provide technical assistance to the team and subcontractors.
- Develop and execute punch list completion plans; coordinate and monitor work to accomplish inspections and document completion.
- Resolve scope of work issues on the project, including between subcontractors.
- Assist subcontractors effectively in their trade of work.
- Develop creative solutions for construction methods and sequences to resolve field problems.
- Maintain solid knowledge of all contract documents, including owner contracts and related correspondence.
- Ensure occupancy and inspection processes are completed as necessary.
- Regularly review the quality and progress of work in the field; correct deficiencies to completion.
- Convey project quality expectations to the project team and subcontractors.
- Coordinate and administer project punch lists; ensure compliance with testing and inspections.
- Develop acceptable quality standards early in the process for definable scope.
- Manage testing and inspection processes; maintain positive relationships with agencies.
- Lead the development and implementation of project quality plans.
- Maintain working knowledge of building life safety codes and a minimum of 30-hour OSHA certification.
- Review safety audits; collect and route weekly safety data for scorecards.
- Conduct safety stand-downs as needed.
- Work with Corporate Safety Director or project-specific Safety Manager to develop site-specific safety plans.
- Lead safety culture; ensure proper safety behavior across the entire project.
- Lead pre-project start-up meetings to review safety binders with subcontractors.
- Review all safety submittals for completeness prior to beginning work.
- Lead accident or incident investigations; create prevention paths to avoid repeats.
- Establish and monitor project safety plans; correct measures as needed.
- Ensure basic safety requirements are reviewed during subcontractor procurement.
- Manage and control workflow and subcontractors; understand workflow scheduling concepts.
- Establish and manage plans for project administration and control.
- Anticipate and direct efficient workflow to meet project commitments.
- Lead pre-start scope meetings with subcontractors prior to starting work.
- Develop agendas, keep meeting minutes, and lead subcontractor scheduling, coordination, safety, and project meetings.
- Participate in OAC meetings as needed.
- Promote teamwork and take ownership of overall job culture and morale within staff and across trades.
- Perform all jobsite document controls, including daily reports, QA/QC, schedule updates, payroll, quantity reporting, accident/incident reports, timesheets, RFIs, and field issues or changes.
- Manage a multi-superintendent team; communicate effectively with staff and project management.
- Interview and hire labor as required by project and company procedures.
- Develop organization and responsibilities of the project field team.
- Seek subcontractor input to develop workable schedule durations.
- Understand the impact of schedule delays on the owner (e.g., equipment deliveries, move-in dates).
- Record historical data for future use related to schedule and logistics.
- Expedite all work to schedule; adjust sequencing or durations as needed.
- Develop and manage conformance to the overall project schedule; implement and lead the schedule.
- Communicate schedule needs effectively to staff and subcontractors.
- Monitor schedule and provide weekly updates in collaboration with project management.
- Identify long lead items and expedite them to ensure on-time work starts.
- Prepare basic project schedules for small projects.
- Identify and capture project impacts; work with project manager to insert fragnets into the schedule.
- Schedule own projects and collaborate with the team (scheduler, lead superintendent, project manager) as needed.
- Overcome obstacles and regain time through re-sequencing, logic, or duration adjustments.
- Arrange for site office and project utilities (water, sewer, power, telephones, etc.).
- Develop and administer job logistics planning.
- Understand permits required and the occupancy process.
- Work with senior superintendent to obtain necessary project permits; ensure all permits are in place.
- Establish all inspection authorities and requirements.
- Ensure project site logistics and temporary facilities plans are followed.
- Establish occupancy procedures and maintain positive relationships with permit and occupancy agencies.
- Mentor team members on all aspects of project planning.
- Understand procedures, processes, and requirements for project insurance and bonding.
- Demonstrate ability to develop creative solutions for project challenges.
- Work within the extra work process for time tickets, extra work orders, and change orders.
- Resolve issues and disputes between subcontractors regarding scope or scheduling that impact project time or money.
- Assist project manager with buyout scope and interviewing subcontractors.
- Work with project manager to resolve cost issues for extra work, time tickets, or change orders.
- Assist in presenting pricing changes to architect/owner/client.
- Assist in developing the project buyout plan; ensure proper subcontractor selection.
- Perform qualitative reviews of contract documents for potential conflicts or interpretation issues; mitigate risk and issue RFIs as required.
- Estimate the impact of change orders on general conditions.
- Mitigate or circumvent issues that could impact time or money; lead subcontractors to resolution with win-win results.
- Maintain knowledge of the budget for general conditions and direct material/labor.
- Assist project manager in developing, managing, and communicating the budget for general conditions and direct material/labor.
- Assist with the monthly pay application process.
- Ensure and verify daily documentation of field work orders/changes.
- Review, code, approve subcontractor and vendor invoices, and pay applications.
- Participate in the issuance and accuracy of monthly progress reports.
- Manage and control project costs within the assigned budget, including general conditions, in coordination with project management.
- Monitor weekly labor costs against budget and review with project management as required.
- Monitor equipment rentals, tools, and expendables; review costs against budget as needed.
- Provide cost estimates for simple logistic work.
- Prepare bid lists and contact bidders for small purchases.
- Prepare reasonable estimates of hourly staff needed.
- Maintain existing client contacts regularly; develop new customer contacts.
- Assist marketing with project information for future pursuits and awards.
- Conduct and present self in a professional manner at all times.
- Participate in project presentations when requested.
- Maintain working knowledge of scheduling software.
- Maintain accurate archives of project documents and correspondence; ensure archives are accessible and searchable.
Requirements
- Related education and/or experience.
- First Aid/CPR certification.
- OSHA course completion card (minimum 30-hour).
- 5 to 20 years of recommended work experience.
- Knowledge of computer programs such as Microsoft Office and scheduling software.
- Knowledge of industry trends and innovations.
- Highly skilled in communication, public relations, organization, teamwork, accuracy, attention to detail, time management, craft knowledge, interpretation of contract documents, management of others, layout, conflict resolution, and assistance of others.
