About the Role
The Superintendent provides overall leadership for on-site field management and administration, focusing on planning, coordination, and execution of construction work on time and within budget. This position includes direct supervision of project personnel, subcontractors, and coordination with clients, design teams, and third-party consultants. The role ensures project parameters are established, safety standards are maintained, quality control is enforced, and client relationships are enhanced.
Responsibilities
- Safety
- Enforce the DAVIS Safety program in accordance with company policies, local, state, and federal laws for all subcontractors and employees.
- Implement and maintain a site-specific project safety orientation program.
- Ensure prompt abatement of safety issues.
- Obtain and maintain current certifications for First Aid, CPR, and OSHA.
- Technical Knowledge
- Participate in the pursuit of new projects, including site logistics, budget scope, proposal submission, and presentation preparation.
- Partner with the Project Manager to develop and update the detailed overall CPM schedule.
- Coordinate daily construction activities within existing operating facilities.
- Review the overall project budget with the Project Manager and participate in monthly Project Status Report (PSR) preparation.
- Perform scope reviews of extra subcontractor work tickets to evaluate completeness and quality.
- Understand Owner contract terms and subcontract terms to assess risks and apply them to project situations.
- Coordinate with the DAVIS field engineering department for layout requirements and perform basic layout/engineering functions.
- Review and provide feedback on purchase orders and subcontractor contracts, including pre- and post-award meetings.
- Contribute to and participate in internal, owner, and subcontractor meetings.
- Track and control the construction schedule, material status log, and associated costs.
- Ensure material procurement aligns with the schedule using the material status log and submittal process.
- Perform, monitor, and document all jobsite control reporting measures (e.g., daily reports, payroll, quality reporting, accident/incident reports).
- Review contract documents for potential conflicts, ADA requirements, tolerance issues, or quality risks.
- Execute thorough reviews of submittals, shop drawings, and RFIs, coordinating with contract documents.
- Perform existing conditions surveys prior to construction and provide reports to the project team.
- Confirm all products and materials meet approved submittals.
- Maintain a complete, current, and accurate set of contract documents and "as-builts."
- Develop site logistics and sequencing diagrams in collaboration with the Project Manager.
- Participate in the payment approval process for subcontractor, vendor, and other invoices.
- Record actual start and completion dates of tasks in conjunction with schedule updates.
- Maintain and document workmanship using DAVIS project controls (e.g., Latista, Microsoft Excel).
- Provide a three-week look-ahead schedule on a weekly basis to the Project Management Team.
- Obtain competitive pricing for general job site needs to control costs and align with the project budget.
- Develop and execute the project team’s plan for monitoring punch list completion and coordinate field inspections.
- Lead the project closeout process, including checklists, punch lists, and documentation collection.
- Review and ensure compliance with all local labor requirements.
- Document project progress and issues with photographs and save them on the server.
- Quality of Work
- Lead the implementation of the DAVIS Quality Management system, including managing quality control and deficiency logs.
- Review submittals to ensure compliance with contract documents and DAVIS standards.
- Ensure subcontractor compliance with schedule, quality control, production requirements, and material deliveries.
- Enforce DAVIS’ sustainability standards, including LEED requirements if applicable.
- Ensure adherence to Best Practices and educate team members.

- Develop strong relationships through project meetings, owners meetings, and subcontractor meetings.
- Provide timely updates to the Project Manager regarding unforecasted or budgeted costs.
- Use subcontractor qualification reports to assess performance and provide strategic guidance.

- Identify and execute a proactive approach to solving project issues, including alternative solutions.
- Support research and coordinate with DAVIS resources and the subcontractor community to foster creative solutions.
- Assist in developing fully coordinated RFIs that offer solutions and field information to the design team.

- Plan and execute jobsite logistics to maximize production and safety.
- Manage task priorities and execute effectively.
- Organize the field office, including workspace, files, and contract documents.
- Know project details while maintaining a big-picture outlook.

- Ensure timely project completion through effective project scheduling and teamwork.
- Execute timely project start-up and closeout processes.
- Participate in the review and completion of job start-up agreements and closeout checklists.

- Establish a leadership presence on the project site.
- Supervise, mentor, and assist field operations staff, including reviewing their work and strengthening job skills.
- Develop, mentor, and participate in the technical education of others for a successful career with the company.

Requirements & Qualifications
- At least four (4) years of supervisory construction experience.
- Solid skills in field management.
- Demonstrated experience in managing site activity, labor relations, union agreements, project issues, site schedule requirements, safety, insurance risks, and subcontractor management.
- Demonstrated success in managing construction projects.
- Fundamental understanding of technical systems associated with the project.
- Decision-making, research, and analytical problem-solving skills.
- Time management skills with the ability to organize, assess, and prioritize multiple tasks and work independently.
- Strong verbal and written communication skills, with the ability to interact effectively at all organizational levels.
- Proficiency in MS Office (Word, Excel, PowerPoint, Outlook).
- Certifications for First Aid, CPR, and OSHA 30-hour.
- Proficient with computer-based scheduling software, spreadsheet applications, project management software, and virtual construction software.
- Experience in educating staff on technical issues, processes, and quality.
- General knowledge and understanding of LEED related to construction credits.
- Bachelor’s Degree in Engineering, Construction Management, Architecture, or a related field (preferred).
