About the Role
As a Superintendent, you will provide leadership in your assigned community(ies) and manage the homebuilding construction process for assigned homes to ensure timely completion while meeting financial, quality, safety, and customer satisfaction goals. Responsibilities span project planning/scheduling, resource allocation, subcontractor relations, cost management, safety, compliance, quality, and customer satisfaction.
Responsibilities
- Lead the overall homebuilding process and foster a team environment.
- Build and maintain positive subcontractor relations.
- Continually evaluate quality, safety, scheduling, and cost control measures; enforce site safety.
- Provide mentoring of team members as needed.
- Manage the construction schedule to deliver the highest quality product on time and within budget.
- Develop and implement recovery strategies to maintain schedule.
- Authorize payment for materials received and work completed.
- Provide clear answers to buyers about how the home is built.
- Ensure the overall condition of the home at move-in is satisfactory to homebuyers.
- Provide an outstanding level of customer service at all times.
- Ensure the home is completed by the original date provided to the homebuyer.
- Maintain a clean, orderly, and visually appealing worksite during construction.
- Manage the post-close warranty process, including assessing requests, determining courses of action, scheduling trades, and managing quality assurance.
- Perform other duties as assigned.
Requirements
- High School Diploma/GED with 1+ years of construction experience (preferably with a production builder) or successful completion of the assigned TM360 Learning curriculum.
- Bachelor’s degree in Construction or related field preferred.
- Demonstrated knowledge of the new home construction process, scheduling, and cost control procedures.
- Ability to read, understand, and interpret construction documents, drawings, specifications, scopes of work, and project schedules.
- Knowledge of all phases of new home construction.
- Proficiency in Microsoft Office Applications and strong computer skills.
- Strong oral and written communication skills.
- Strong organizational skills.
- Customer service-oriented with a belief that the customer is the top priority.
- Ability to be flexible and prioritize tasks to meet deadlines.
Essential Functions
- Report to Division/Corporate Office/Community daily and adhere to schedule.
- Ability to access, input, and retrieve information from a computer and/or electronic device.
- Ability to engage in face-to-face conversations with customers, co-workers, and higher-level managers.
- Ability to sit or stand for long periods and move around the work environment as needed.
- Ability to operate a motor vehicle if applicable.
- Comply with company policies and procedures.
Physical Demands
- Ability to remain in a stationary position up to 50% of the time.
- Frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 25 pounds.
