About the Role
Provide on-site coordination for all phases of construction, ensuring contract conformance, quality assurance/quality control (QA/QC), inspections, jobsite safety, scheduling, recovery schedules, as-built documentation, punch list completion, conflict resolution, and customer service.
Responsibilities
- Participate in the creation of project schedules with the Project Manager.
- Conduct weekly schedule coordination meetings with all subcontractor foremen to outline work completion requirements, manpower needs, interference coordination, inspections, and sequence of work.
- Distribute three-week look-ahead schedules and communicate schedule requirements with all subcontractors.
- Implement, monitor, and drive the project schedule; proactively anticipate and notify the management team of potential schedule or performance issues.
- Provide daily job reporting on company forms, including manpower counts, weather conditions, activities performed, and material deliveries.
- Manage the Company Safety program as outlined in the Company Safety manual; provide safety and accident reporting as required.
- Ensure total subcontractor compliance with all jobsite safety requirements; maintain a clean jobsite and address repeat offenders with the project team.
- Initiate RFIs to address plan/specification interpretation issues, missing or incorrect details, and other concerns requiring direction from the Architect and Engineers.
- Notify subcontractors and material suppliers in advance to ensure timely material delivery and subcontractor arrival.
- Solve problems, make quick and accurate decisions, and take responsibility for those decisions.
- Coordinate and schedule all inspections with local and state officials having jurisdiction over the project.
- Monitor quality control to ensure work adheres to construction documents and project requirements.
- Motivate subordinates, subcontractors, and others to achieve top performance.
- Order, inspect, and verify the quality and quantity of all materials and supplies.
- Delegate responsibilities to subordinates and oversee their performance.
- Maintain high integrity and loyalty toward the Company and client; present a professional image consistently.
- Foster cooperative relationships with architects, engineers, subcontractors, suppliers, town officials, and the client.
- Coordinate work of client subcontractors and vendors to ensure project requirements are met and work proceeds unencumbered.
- Maintain on-site project files for work scopes, submittals, RFIs, bulletins, drawing logs, sketches, and as-built drawings.
- Aggressively pursue completion of the project punch list once issued.
- Work with the Project Manager and subcontractors to coordinate utility relocations or new services, ensuring critical services are available when required.
- Under no circumstance shall the contractual scope of work be changed, altered, or deviated from without written authorization from the Architect or Engineer of Record.
Secondary Responsibilities
- Assist in obtaining permits or approval of revisions.
- Assist with jobsite setup.
- Gather project material submittals from the Project Manager and maintain records of approvals at the jobsite.
- Identify areas of work outside of subcontracted scope.
- Preside at pre-construction meetings with each subcontractor.
- Open and secure the jobsite at the beginning and end of each day.
- Assist in hiring sub-tier employees.
