Essential Job Duties

  • Enforce all building rules approved by the employer.
  • Report all tenant, shareholder, and unit owner complaints to the manager.
  • Review and audit work of all outside contractors at the assigned property.
  • Provide reports to management.
  • Conduct inspections of units, with punch sheet, prior to move-ins and post move-outs.
  • Determine the condition of space and coordinate any necessary repairs.
  • Determine and coordinate the distribution of any security deposit funds due to prior tenants.
  • Show units to prospective tenants, as needed.
  • Coordinate all moves in or out of the property.
  • Coordinate the purchase of necessary tools, supplies, and equipment.
  • Perform minor maintenance of common areas and appurtenant structures and fittings, limited to nonstructural work.
  • Perform minor maintenance and repair of doors, gates, fences, locks, and associated hardware.
  • Perform minor maintenance and repair of boilers, electrical systems, and plumbing.
  • Aid in the preparation of leases and amendments.

Skills, Education And Experience

  • High school diploma or General Education Degree (GED).
  • Minimum 5 years previous facilities management experience.
  • Participation in recognized professional associations (e.g. IFMA).
  • Certified in Facilities Management and IFMA designation as Certified Facility Manager (a plus).
  • Strong oral and written communication skills.
  • Ability to handle multiple projects and make decisions.
  • Knowledge of computers.

Salary Range

The expected base salary for this position ranges from $57,400 to $62,400 annually. The actual base salary will be determined on an individualized basis taking into account a wide range of factors including, but not limited to, relevant skills, experience, education, and, where applicable, licenses or certifications held. In addition to base salary and a competitive benefits package (including health, vision, and dental insurance, paid time off, and a 401(k) retirement plan with employer matching), this position may be eligible for additional types of compensation including discretionary bonuses and other short- and long-term incentives (e.g., deferred cash, equity, etc.).
