Superintendent
Position Overview
Manage and coordinate all on-site activities of sub-contractors, vendors, and material deliveries on a given project to ensure smooth and safe progress while meeting the project's scheduled deadline. Coordinate with the Project Manager during daily activities but ultimately report to the Director of Field Operations.
Functions of Position
- Assure all required permits or licenses are obtained and safety notices, dust control permits, and frequency water logs are posted as required.
- Responsible for sub-contractor access to the project.
- Coordinates sub-contractor sequencing and activities to maintain a safe workplace for all.
- Closes the project on rainy days to comply with MCESD regulations.
- Maintains construction quality and ensures work meets LGE and code enforcement standards.
- Schedules inspections and works with jurisdictions to ensure compliance.
- Create (3) week look-ahead schedules and provide weekly project reports.
- Takes weekly photos to document progress and substantiate the weekly report.
- Chair weekly project coordination meetings and issue confirmation paperwork.
- Conduct weekly site safety meetings with sub-contractor foremen.
- Review and approve “as built” record drawings upon project completion.
- Review and approve monthly sub-contractor pay applications.
- Meet with owner’s lender or Construction Manager to review monthly pay requests.
- Review time and material vouchers for incidental work as necessary.
- Maintain good relations and communications with all involved in the project.
Required Attributes
- At least 10 years of successful commercial construction experience, with 5 years as a Commercial Construction Superintendent.
- Basic computer skills, including proficiency in Microsoft Excel and Word.
- Strong plan reading skills and understanding of project cost analysis.
- Ability to sequence work efficiently to maximize productivity.
- Current or soon-to-be-obtained MCESD comprehensive dust control training compliance certification.
- Leadership abilities to guide field personnel.
- Pride in achieving personal and company goals and teamwork spirit.
Reporting and Supervision
Reports to the Project Manager daily and ultimately to the Director of Field Operations.
Evaluation
An annual review by the Director of Field Operations, peers, and related company staff will be used as part of the evaluation. The evaluation will consider project delivery on time, issues with plans, and interactions with the team and company as a whole. Evidence of demonstrating company values and discussing individual goals with supervisors will also be considered.
