About the role

As a Superintendent you are responsible for full‑cycle oversight of property rehab and turnover efforts, ensuring smooth move‑ins and move‑outs, and maintaining high standards of quality and safety.

Responsibilities

• Meet with residents to complete Pre Move‑Out Visits, documenting home condition and resident responsibilities for a successful move‑out.
• Conduct Resident Orientations for incoming residents, educating them on home systems and maintenance policies.
• Perform Move Out Inspections, create detailed scopes of work, and identify costs to be charged back to residents in accordance with company standards.
• Oversee all aspects of the rehab and turn process, including communicating with contractors, submitting change orders, ensuring work is completed correctly and on schedule, and documenting progress with notes and before/after photos.
• Communicate with the Leasing Team about completion delays that might affect a resident’s move‑in date.
• Observe and ensure job site safety during project management visits.
• Negotiate terms of repairs with vendors and general contractors based on company standards.
• May be required to conduct occupancy checks and attend eviction lockouts/setouts in coordination with local law enforcement.
• Perform other duties as assigned.

Experience

• High school diploma or equivalent.
• OSHA 10 certification (new hires have up to 90 days to complete if not already certified).
• Minimum two years of project management experience managing multiple projects, budgets, timelines, and quality of work.
• General knowledge of residential construction—including plumbing, electrical, mechanical, HVAC, drywall, flooring, and local building codes.
• Experience negotiating with and managing contractors to complete work.
• Professional verbal and written communication skills.
• Comfortable using a tablet and business applications (e.g., Outlook, Salesforce).
• Excellent customer service and interpersonal skills.
• Current driver’s license and automobile insurance.
• Must provide basic hand and power tools.
• Ability to work regularly, including weekends and non‑traditional holidays if needed.
• Extensive travel within assigned portfolio required.
• Physical requirements: frequent climbing, reaching, stooping, kneeling, crawling, pushing, pulling, lifting, talking, and hearing; ability to lift or move 50 + pounds and operate standard maintenance equipment.

Salary Range

$57,862.50 – $100,295.00, plus eligibility for an annual discretionary bonus. Actual compensation depends on skills, experience, qualifications, location, and applicable employment laws.
