Job Summary
The Superintendent oversees all field operations on a project to ensure compliance with contract documents, budget, and the project schedule. They enforce safety and quality control policies among employees and subcontractors.
Responsibilities
- Personnel Management: Assists the preconstruction team with project staffing requirements, CPM schedule development, means and methods of construction, required tools & equipment, site layout, gaps in scope, initial RFI development, mobilization requirements, review of Geotechnical reports, site safety concerns, etc.
- Oversees daily project safety for all parties involved on the construction site.
- Collaborates daily construction activities with the project team.
- Manages a team of workers, including work schedules, project progress and resource allocation.
- Sets daily work assignments to employees and subcontractors.
- Directs all field personnel to achieve completion of the project on schedule.
- Notifies the Vice President of Construction of pending long-term and short-term personnel and equipment requirements.
- Responsible for the training and growth development of construction staff while promoting quality, safety, and accuracy.
- Performs field employee interviews and hiring based upon the project requirements.
- Performs initial employee orientations and determines training requirements.
- Performs field employee evaluations and develops improvement plans for employees when necessary.
- Responsible for executing the termination process of field employees and procuring the proper documentation to HR when necessary.
- Manages and determines approval of employee time off request.
- Manages and assures that all equipment and tools are in safe working condition and are receiving required maintenance/repairs as deemed necessary by the manufacturer or Bearing’s internal asset management staff.
- Advise and enforce general company policies and procedures.
Cost Management
- Creates cost estimates for labor, supplies, equipment, materials, and other project costs.
- Collaborates with clients, Project Managers, other construction management to determine budget and timeline.
- Determines, manages, and tracks equipment cost and utilization.
- Manages the input and accuracy of payroll being submitted.
- Manages the implementation of change events and procures required documentation to PM staff for accurate billing in the event of a change order.
- Manages the use and accuracy of time & material tickets.
- Perform project labor audits as requested based upon completion of work.
- Reviews materials deliveries against approved POs and Submittals.
- Reviews all invoicing for accuracy against standing purchase orders and subcontracts.
- Implements management techniques that are cost-effective and efficient.
- Provides input for employee raises and promotions.
Information Management
- Coordinates materials and equipment delivery with vendors and suppliers.
- Creates and maintains look-ahead schedules for workers and subcontractors.
- Manages a daily log for the job site’s operations, reporting to management as necessary.
- Makes operational and procedural changes as necessary to best meet construction deadlines.
- Maintains open, daily communications with construction staff and project management staff.
- Aids in the development of the project schedule and provides input regarding budget concerns as well as means & methods of construction prior to the commencement of the project.
- Ensures quality standards are met.
- Oversees the process of ordering and releasing direct materials.
- Maintains records for site personnel such as daily field reports, field orders, material procurement deliveries and RFIs.
- Responsible for determining, scheduling, and completing all required inspections set forth by the contract requirements, internal liability, or governing regulations.
- Responsible for managing the development, execution, and completion of the project punch list process.
- Responsible for developing as-built drawings throughout the construction process and providing final versions required for close-out documentation.
- Manages the construction staff’s relationship with facility operations staff.
- Schedules, coordinates, and executes construction activities and required shutdowns with all parties involved or with involving interests.
- Attends all project-required meetings and presents a thorough understanding of the project and its requirements.
- Develops, presents, and explains lookahead schedules to all stakeholders.
- Responsible for the installation, maintenance, documentation, and inspections of all sediment/erosion control requirements set forth by the contract documents, internal liability, or local governing regulations.
- Participates and provides required input during post-project review.
- Assists safety department in developing training schedules, site emergency routes, site evacuation plans, strategic safety plans to perform hazardous work and provide input on areas of concern or question.
- Records and reports damage to equipment or materials delivered to site to appropriate parties.
- Performs other related duties and responsibilities as required.
Skills and Abilities
- Understands and promotes the "team" concept.
- Ability to develop/maintain a positive working relationship with clients, the public, subcontractors, and suppliers.
- Proven track record of successfully overseeing projects.
- Ability to read and evaluate contract drawings, specifications, and relevant contract documents.
Experience and Education
- High school diploma or GED required.
- 8+ years of construction industry experience with a minimum of two as a Superintendent.
- Familiarity with OSHA regulations and Bearing’s Safety Plan.
- Experience with construction-related software is desirable.
- Must possess a valid driver’s license.
Physical Requirements
- Must be able to work in an indoor office environment and an outdoor construction site environment.
- Must be able to ascend and descend ladders and stairs.
- Must be able to work in confined spaces and in proximity to loud equipment.
- Must be able to work in various weather conditions and be exposed to dirt or dust.
- Must be able to wear required personal protective equipment most of the day.
- Must be able to lift and carry 25lbs regularly and 50lbs occasionally.
- Must be able to work for long periods of time in front of a computer or while standing.
