About the role
The Superintendent is responsible for all field operations, including the coordination of subcontractors' work. They share responsibility with the project manager for developing the project budget, actively participating in the preconstruction phase, and ensuring that the project is built on time, within budget, and according to company policies and procedures.
Responsibilities
- Lead, oversee, and educate owners, subcontractors, team members, and the community on the Zero Harm safety culture and its benefits.
- Perform project safety walks.
- Lead in project safety meetings.
- Lead Safety Standdowns, toolbox talks, and etc.
- Participate in incident investigations.
- Ensure safety is properly incorporated into job planning and project execution.
- Develop and maintain strong relationships with new and existing clients, construction managers, architects/engineers, subcontractors, key stakeholders, and the community.
- Prepare operations-related components of proposals and presentations.
- Lead construction delivery portions of presentations.
- Assist in project cost projection and financial reporting (monthly, quarterly, and yearly).
- Review and approve monthly owner and subcontractor pay applications.
- Communicate with the project manager on potential extra charges and proper cost event tracking and notifications.
- Negotiate change orders.
- Assist in estimating and scope writing.
- Identify risk.
- Participate in preconstruction meetings with the owner and subcontractors and etc.
- Develop the overall project plan, phasing, logistics milestones, and schedule.
- Perform schedule updates (prefer P6 experience) - monthly updates, 3-week look-ahead, etc.
- Lead pull planning sessions with subcontractors and other key stakeholders.
- Track and notify delays.
- Conduct time impact analysis.
- Track procurement.
- Ability to identify, navigate, and negotiate schedule roadblocks, etc.
- Manage and mentor assistant superintendents and other field personnel.
- Co-lead OAC meetings with the project manager.
- Lead weekly subcontractor meetings.
- Participate in monthly project reporting (MPR) preparation and discussions.
- Communicate job needs/issues up as necessary.
- Lead the project quality control program, preconstruction meeting, first work inspections, etc.
- Absorb and complete punch lists.
- Obtain certificate of occupancy and government approvals.
- Build effective teams, foster positive culture, leadership, and employee development.
- Mentor, train, and develop salary personnel in all aspects of their careers.
- Provide timely feedback and ensure that employees participate in the performance review process.
Requirements
- High School Diploma or equivalent.
- Ten years or more of commercial construction field experience on K-12 and/or Higher ED construction.
- 10 years of direct supervisory experience related to staff and subcontractor management.
- Proficiency using a personal computer (PC) and company communication tools, such as email, the internet, Procore, Bluebeam, Navisworks, and Microsoft products (e.g., Word, Excel, Office, Outlook).
- Creating and maintaining schedules in P6 is a plus.
- Ability to read plans and specs.
- OSHA 30 certification.
