Superintendent
ARCO is a growing national general contractor specializing in light industrial, cold storage, and light manufacturing projects throughout the greater Richmond area. We are seeking a Superintendent with five or more years of experience leading tilt wall construction projects.
About the Role
The Superintendent directly manages construction and administrative activities for field operations, ensuring projects are completed on schedule, within budget, and according to specifications. This role enforces safety and quality control policies while implementing company procedures.
Responsibilities
- Attend post-award review meetings to receive project details for preplanning.
- Collaborate with the project manager to prepare construction schedules, organizational structure, staffing, and equipment requirements.
- Ensure adequate manpower and equipment are available to meet construction schedules.
- Perform material and quantity estimates for each phase of work.
- Direct and control the project to meet specifications, timelines, and profit expectations.
- Supervise craft superintendents, foremen, and subcontractors to ensure efficient and quality construction.
- Determine and communicate the most effective construction techniques.
- Assist the project manager with material shipments, approvals for shop drawings, and change orders.
- Ensure all accounting data is supplied promptly and conforms to company procedures.
- Coordinate subcontractor activities to align with project schedules.
- Review change orders with the project manager to account for costs, overhead, profit, and time extensions.
- Assist in preparing job progress and cost reports.
- Review and approve requisitions, purchase orders, invoices, and payment requests.
- Maintain positive relationships with owners, architects, and representatives while advocating for company interests.
- Report regularly to the project manager on progress, plans, and potential cost or schedule impacts.
- Maintain a daily diary documenting project facts, events, conditions, and key interactions.
- Enforce the company’s safety program across all project phases and areas.
- Familiarize and comply with all company policies and ensure team adherence.
- Complete additional responsibilities as assigned by the project manager.
Working Conditions
The majority of work is performed on job sites, either in an office trailer or within an existing structure. Personal protective equipment is required when outside the trailer or structure, in accordance with company safety policies and weather conditions.
Requirements
- 5–25 years of experience as a lead superintendent on tilt-up construction projects, preferably on projects of at least 100,000 square feet.
- Ability to make decisions under tight deadlines.
- Strong organizational skills to manage people, tools, equipment, and multiple activities.
- Demonstrated leadership with the ability to address challenges, direct teams, and resolve conflicts.
- Commitment to quality, including evaluating processes, incorporating customer feedback, and meeting internal and external expectations.
- Proficiency in Microsoft Word, Excel, Outlook, and project scheduling software.
- Integrity and alignment with company values, with a focus on customer requirements.
- Possession of a valid driver’s license in your state of residence.
