Responsibilities

• Use discretion and independent judgment to resolve field operations issues.
• Effectively plan, schedule, oversee, and manage onsite activities to meet project goals and schedules.
• Identify and proactively resolve field problems, issues, and conflicts to prevent project delays.
• Perform qualitative reviews of contract documents for potential conflicts or interpretation issues to mitigate risk.
• Review design documents for compliance with specifications and contracts, subcontract documents for scope completeness, and all project plans, scopes, submittals, and shop drawings for specification compliance and design/constructability issues.
• Maintain a strong working knowledge of all project plans, specifications, owner contracts, subcontracts, purchase orders, daily correspondence, shop drawings, submittals, and other project-related documents.
• Proactively schedule and coordinate all subcontractors to ensure project completion in accordance with the project schedule and without additional costs.
• Plan ahead on future construction activities (e.g., 3-week look-ahead schedules) for efficient transitions.
• Monitor subcontractors’ work to ensure compliance with construction and engineering standards, contract documents, safety, and quality control/assurance standards.
• Assist Project Manager and Preconstruction during the planning phase, including preparation of work sequencing, alternative solutions, and execution plans.
• Advise Project Manager of project issues, events, performance, and progress, including schedule impacts and root causes for delays.
• Consult with General Superintendent regarding project difficulties or restrictions.
• Purchase necessary materials and supplies, inspect for quality and quantity, and review/approve related invoices.
• Guide project to completion, ensuring proper close-out and maintaining the punch list process.
• Supervise assigned Assistant Superintendent(s) and/or other field personnel.
• Hold and/or participate in project meetings (e.g., subcontractor safety preconstruction meetings, client meetings, weekly subcontractor meetings).
• Handle project set-up, including obtaining trailers, equipment, signage, PPE, and demobilization at project end.
• Complete accurate daily reports (including weather and subcontractor manpower), safety logs, equipment rentals, and cost coding using CMiC.
• Assist Project Manager in issuing monthly payment applications.
• Ensure material deliveries and manpower loadings align with the project schedule.
• Provide minutes of weekly superintendent/subcontractor meetings to attendees and Project Manager using CMiC.
• Create or assist with Requests for Information (RFIs) as needed.
• Participate in corporate meetings and forums.
• Recommend improvements for field business operations to increase client satisfaction, efficiency, and profitability.
• Advise Project Manager or VP/GM of new work opportunities with existing or new clients.
• Comply with all safety policies, report concerns, and support the company’s safety culture.
• Ensure job site compliance with the Injury and Illness Prevention Program (IIPP) and document any IIPP events.
• Conduct weekly safety audits of the worksite and ensure corrections are made; maintain documentation.

Requirements

• Degree in Construction Management, Engineering, or related field.
• Minimum of 5 years of experience as a Superintendent with a construction general contractor (an equivalent combination of education and experience will be considered).
• Design-build experience on relevant project types.
• Hospitality, hotel, and casino experience (ground-up).
• Valid State-issued driver’s license, satisfactory driving record, and vehicle insurance meeting Alston Construction liability coverage requirements.

• Understanding of contract provisions addressing scope of work and design criteria.

• Strong problem-solving skills, including defining problems, collecting data, establishing facts, drawing valid conclusions, and making timely decisions.
• Excellent organization, time management, planning, and prioritization skills.

• Effective communication with subcontractors, vendors, and others.
• Ability to handle stress and stressful situations.
• Proficiency in Microsoft Project, Word, Excel, Outlook, and CMiC.

Physical Requirements

• Frequently required to stand, walk, sit, stoop, kneel, crouch, climb, and reach.
• Occasionally required to crawl.
• Frequently lift 10 lbs and occasionally lift more than 25 lbs.
• Extensive reading from documents and computer screens.
• Specific vision abilities include close vision, distance vision, peripheral vision, depth perception, and ability to adjust focus.
• Willingness and ability to work extended hours and flexible schedules, including evenings and weekends.
• Willingness and ability to travel frequently and for extended periods.

Work Environment

The majority of the Superintendent’s duties consist of office and non-manual work in the field; however, working in an office is occasionally required.
