About the role

This role oversees a multi-year elevator replacement and modernization project at a commercial facility in Kansas City, Missouri. The superintendent focuses on customer-centric coordination rather than highly technical field work, monitoring elevator subcontractors and other trades, ensuring safety and quality, and keeping the project on schedule and within budget over the course of the two-year engagement.

Responsibilities

  • Oversee day-to-day construction activities for elevator replacement and modernization in a commercial building, including S controllers, hoist systems, fire alarm integration, electrical work, smoke doors, and lobby barricades.
  • Monitor elevator subcontractors on site, acting as the primary liaison and ensuring they perform work in accordance with project plans, specifications, and safety standards.
  • Develop, maintain, and execute a schedule and cost-effective plan for completion of the assigned project, adjusting timelines and sequencing as needed.
  • Collaborate with internal staff to create preconstruction estimates and budgets for materials and labor, providing input on scope, sequencing, and resource needs.
  • Coordinate and schedule work activities for tradespeople, professionals, and laborers, communicating instructions and project assignments through forepersons and other field leaders.
  • Regularly inspect work for quality and timeliness, identifying deficiencies and ensuring corrective actions are taken promptly.
  • Prepare and deliver progress reports to owners, architects, and other stakeholders, clearly communicating status, risks, and recommended modifications.
  • Work closely with architects, engineers, attorneys, and other stakeholders to ensure all specifications, zoning requirements, building codes, and regulations are met.
  • Ensure that architectural and engineering plans are fully understood and followed by all trades and subcontractors on site.
  • Obtain required permits and licenses for construction activities and ensure construction contracts are executed and administered according to the terms of agreement.
  • Monitor the project budget throughout the life of the job, track variances, and communicate cost impacts as they occur.
  • Maintain accurate records related to project costs, inventory, subcontractor performance, and construction documentation.
  • Identify and address any safety violations or other site deficiencies, enforcing OSHA and company safety standards at all times.
  • Collaborate with union representatives to answer questions, clarify procedures, and maintain positive working relationships.
  • Perform other related duties as assigned to support successful project delivery and client satisfaction.

Essential Skills

  • Minimum of 2 years of experience as a construction superintendent, preferably on commercial construction projects.
  • Demonstrated experience in construction management, including scheduling, budgeting, and subcontractor coordination.
  • Proficiency with Procore or comparable construction management (CM) software for documentation, communication, and project tracking.
  • OSHA 10 certification with strong knowledge of construction safety practices and regulations.
  • Experience managing elevator subcontractors or working on elevator-related projects in commercial environments.
  • Ability to read and interpret architectural and engineering plans and ensure field implementation aligns with specifications.
  • Strong communication skills for coordinating trades, reporting to owners and architects, and collaborating with union representatives.
  • Proven ability to monitor project budgets, track variances, and maintain detailed cost and inventory records.
  • Capability to inspect work for quality and timeliness and to direct corrective actions when needed.
  • Organizational skills to manage multiple stakeholders, activities, and documentation over a multi-year project.

Additional Skills & Qualifications

  • Elevator inspector or elevator technician experience is highly preferred.
  • Experience with mechanical systems construction, particularly in vertical transportation or building systems.
  • Background in commercial construction, including familiarity with fire alarm, electrical, and smoke door systems.
  • Experience with OSHA 30 training or equivalent advanced safety training is beneficial.
  • Strong customer-centric mindset, with the ability to represent project interests professionally and maintain positive relationships with building occupants and stakeholders.
  • Familiarity with union work environments and procedures is an advantage.

Work Environment

This position is based on site at a commercial facility in Kansas City, Missouri, supporting a two-year elevator modernization project. The superintendent works primarily in an active building environment where elevator systems, S controllers, hoist equipment, fire alarm and electrical systems, smoke doors, and lobby barricades are being installed or upgraded. The role involves frequent presence in elevator machine rooms, lobbies, and other building areas, with regular interaction with subcontractors, tradespeople, union representatives, and building stakeholders. Work is performed using construction management software such as Procore, along with standard construction documentation tools. The environment requires consistent adherence to safety standards and OSHA guidelines, including appropriate personal protective equipment. Typical hours follow standard construction site schedules, with flexibility as needed to accommodate inspections, coordination with trades, and project milestones. The dress code is standard construction site attire, including safety gear appropriate for an active commercial construction environment.

Pay

  • $50.00 - $60.00/hr
