Summer Intern - Charlotte, NC
About the role
Ram Realty Advisors LLC ("Ram") is a real estate investment management firm specializing in multifamily, mixed-use, and grocery-anchored retail in select high-growth markets throughout the Southeast. The firm’s portfolio comprises assets across the investment risk spectrum, including core-plus, value-add, and opportunistic strategies. Founded in 1978, Ram and its predecessor entities have deployed over $5.7 billion of capital on behalf of institutional partners. The firm is headquartered in Palm Beach Gardens, Florida, and has offices in Tampa, Florida; Charlotte and Chapel Hill, North Carolina. Over eight weeks, you'll work on live deals alongside our Development, Acquisitions, and Asset Management teams, gaining hands-on exposure to the full real estate lifecycle, from identifying a site and underwriting the opportunity to seeing how a stabilized property actually performs. You'll leave with real technical skills, a deep understanding of at least one market, and work product you can talk about in any future interview.
Responsibilities
- Evaluate deals
- Assist in sourcing and screening potential acquisition and development opportunities.
- Build cash flow projections, rent and sales comparables, and detailed financial models to assess a property's preliminary feasibility.
- Help determine pricing parameters and draft letters of intent to purchase.
- Gather and review due diligence materials from sellers and their representatives, including surveys, title work, environmental reports, and third-party studies.
- Become a market expert: take ownership of one or two submarkets in your assigned region, researching demographics, employment drivers, schools, and local points of interest.
- Build a market survey of 5–7 competitive properties, then visit each one in person to evaluate how it's positioned and where our asset fits.
- Produce market research reports on comparable properties and demographic trends.
- See development in action: support the predevelopment process with project management tasks that move design and construction forward.
- Understand how assets perform: review a monthly operating package and give feedback on what's useful, what needs clarification, and what could be cut; trace each piece of that information to the team that uses it and interview those team members to learn how it drives their decisions.
Requirements
- Rising senior or graduate student currently enrolled at an accredited college or university; Master's students in real estate, construction, finance, or a related field are strongly preferred.
- Comfortable in Excel and Word; experience with Argus is a plus.
- Curious, analytical, and eager to get out from behind the spreadsheet to see properties firsthand.
- Self-motivated with an entrepreneurial streak, and able to juggle multiple projects in a fast-moving team environment.
- Excited to work in person and learn from colleagues across disciplines.
