Responsibilities
- Research and examine online public records related to surface and mineral title.
- Compile full chains of title, identify gaps or defects, and create comprehensive title abstracts.
- Interpret deeds, easements, leases, plats, probate records, court filings, and other relevant legal documents.
- Identify and summarize ownership interests, encumbrances, and potential title issues.
- Prepare detailed title reports and title acquisition packages based on search results.
- Communicate findings clearly and professionally in written and verbal formats.
Requirements
- Prior experience completing complex surface and mineral title examinations. (mortgage or insurance title experience alone is not sufficient)
- Prior experience in Due Diligence projects.
- Skilled in interpreting legal documents and historical property conveyances.
- Ability to work independently, meet deadlines, and manage time across multiple projects.
Skills
- Familiarity with courthouse research tools and online public record systems
- Strong computer skills and ability to use Microsoft Office Suite and deed plotting software
Experience
Five or more (5+) years of Surface and Mineral Title Experience
