Sr. Surveyor - PLS
for section headings: About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule. We must not repeat job title as heading. We must not put Job ID/req numbers as headings; fold minor metadata into short
or drop it. Remove boilerplate etc. Preserve all substantive info. We need to parse the posting. Content: - Intro paragraph: "Are you driven to grow, lead, and make a meaningful impact? At Apex, we’re building more than a consulting and engineering firm—we’re creating a place where your career accelerates, your contributions matter, and your potential is fully realized. We believe your growth is our growth, which is why we invest in your development at every stage of your career. Here, you’ll work on projects that shape communities, protect the environment, and create lasting impact, all while being empowered with the autonomy and flexibility to do your best work. Fueled by high-quality delivery, exceptional client retention, and strategic acquisitions, Apex Companies continues to rank among the fastest-growing firms in the AEC industry, recently recognized by the Zweig Group for our industry-leading growth. Our success is grounded in strong leadership, a collaborative culture, and a shared commitment to delivering exceptional outcomes. As we continue to expand, we're looking for high-performing professionals who are ready to lead, collaborate, innovate, and create impact. At Apex, you help shape what's next. When we succeed together, we share in that success. All Apex positions are eligible for annual bonus opportunities, reinforcing our commitment to recognizing and rewarding meaningful contributions that drive our collective growth. This role is eligible for a $10,000 sign-on bonus, subject to the terms and conditions of the Company's sign-on bonus program." That's about the role / company description. Could be "About the role" section. Then "Your Responsibilities As a Professional Licensed Surveyor" followed by list of responsibilities (sentences). We need to put them as
- items.
Then "What We're Looking For" list of requirements.
Then "Preferred Qualifications" list.
Then "Why You'll Love Working for Us" list of benefits.
Also mention "Remote work is available but will need to be in the region for potential field visits Sponsorship is not available now or in the future." That's a requirement? Could be part of Requirements or Qualifications.
Also "Apex Job Title: Sr. Surveyor Req ID: 11945" - we drop or fold minor metadata into short
. Probably we can include a short
with Job Title and Req ID? But instruction: do NOT repeat the job title as a heading (the page already shows it) and do NOT put Job ID / requisition numbers as headings — fold minor metadata into a short
or drop it. So we can include a
with "Job Title: Sr. Surveyor | Req ID: 11945". That's minor metadata. Also we need to remove EEO boilerplate etc. Now decide sections: - About the role: include intro paragraph(s) up to before "Your Responsibilities". Also maybe include the sign-on bonus and annual bonus info there. - Responsibilities: list. - Requirements: "What We're Looking For" (mandatory). Also include remote work note and sponsorship note maybe. - Qualifications: "Preferred Qualifications". - Benefits: "Why You'll Love Working for Us". - Pay: we have sign-on bonus $10,000 and annual bonus opportunities. That's pay info. Should we create a Pay section? The instruction: include a section ONLY when the posting has real, specific content for it — never emit a heading followed by filler/placeholder text. We have specific content: $10,000 sign-on bonus, annual bonus opportunities. So we can create a Pay section with that info. - Schedule: we have remote work availability but need to be in region for field visits. That's schedule/location info. Could be Schedule section. But we might incorporate remote work note into Requirements or Qualifications. However schedule section is about work schedule (e.g., full-time, remote, etc.). The posting mentions remote work is available but will need to be in the region for potential field visits. That's schedule/location. So we can create a Schedule section with that. But we must avoid thin sections. If we create both Pay and Schedule, that's okay if they have specific content. We also have Benefits section. We must not include sections like Skills unless we have specific skills list. We have skills mentioned in responsibilities and qualifications but not a separate "Skills" heading. Could combine into Requirements/Qualifications. Thus sections: About the role, Responsibilities, Requirements, Qualifications, Benefits, Pay, Schedule. Now we need to output HTML fragment only, no /. Use
for each section heading. Use
- for lists. Use
for prose. We need to preserve all substantive information; do not invent or summarize away detail. Let's extract details. About the role paragraph(s): - "Are you driven to grow, lead, and make a meaningful impact? At Apex, we’re building more than a consulting and engineering firm—we’re creating a place where your career accelerates, your contributions matter, and your potential is fully realized. We could split into two paragraphs: first up to "At Apex, you help shape what's next. When we succeed together, we share in that success." Then second about bonuses. But we can keep as one
. It's fine. Responsibilities list: - Manage and oversee boundary, topographic, ALTA/NSPS, right-of-way, construction stakeout, as-built, and control survey projects from proposal through final deliverables. - Serve as Surveyor of Record and prepare, review, certify, and seal survey plats, maps, legal descriptions, and related documents in accordance with state regulations. - Direct and supervise survey field crews, UAV operations, and office technicians to ensure quality, safety, and project efficiency. - Establish, verify, and maintain survey control networks using GNSS, total stations, digital levels, and conventional survey methodologies. - Perform quality assurance and quality control (QA/QC) reviews of field data, calculations, CADD deliverables, and final survey products. - Conduct boundary analysis, deed research, title review, easement interpretation, and right-of-way investigations. - Coordinate survey activities with project managers, engineers, clients, contractors, utility companies, and regulatory agencies. - Review construction drawings and provide survey support for design, construction layout, and infrastructure projects. - Utilize and oversee data processing workflows using Carlson, Trimble Business Center, AutoCAD Civil 3D, and other geospatial software platforms. - Support aerial mapping, photogrammetry, LiDAR, and UAV data acquisition and processing efforts. - Prepare project scopes, schedules, budgets, proposals, and technical reports while ensuring projects remain on schedule and within budget. - Mentor and develop junior survey staff while promoting safe work practices and compliance with OSHA regulations. That's all. Requirements (What We're Looking For): - Professional Land Surveyor (P.L.S.) license in Pennsylvania, or the ability to obtain Pennsylvania licensure through reciprocity within a reasonable timeframe. - Bachelor's or Associate's degree in Surveying, Geomatics, Civil Engineering Technology, or a related field preferred. - 8+ years of progressive survey experience, including project management and supervision of survey personnel. - Strong knowledge of boundary law, deed interpretation, easements, ALTA/NSPS standards, and land development surveys. - Demonstrated experience managing topographic, boundary, construction, utility, transportation, and geospatial mapping projects. - Proficiency with Carlson Survey, AutoCAD Civil 3D, Trimble Business Center, Trimble GNSS equipment, and conventional survey instrumentation. - Familiarity with UAV mapping, photogrammetry, LiDAR, and geospatial data collection technologies is preferred. - Excellent communication skills with the ability to interact effectively with clients, contractors, public agencies, and project team members. - Strong organizational, leadership, and project management skills. - Valid driver's license with a satisfactory driving record. - Ability to occasionally perform field work, including traversing uneven terrain and lifting survey equipment when required. - Remote work is available but will need to be in the region for potential field visits. - Sponsorship is not available now or in the future. We could keep remote work and sponsorship note under Requirements or maybe Schedule. But we already have Schedule section for remote work. However the requirement list includes remote work note; we could keep it there and not duplicate. But we need to avoid duplication. The instruction: Preserve ALL substantive information; do NOT invent or summarize away detail. So we need to keep that info somewhere. If we put it in Schedule section, we still preserve it. If we also keep it in Requirements, that's duplication but still preserving. Duplication is allowed? It says remove duplicated lines. So we should avoid duplicating the same line. So we should decide where to place it. Probably better to put remote work and sponsorship note under Schedule (or Requirements). Since Schedule section is about work schedule/location, it's appropriate. So we will not include those lines in Requirements; we will put them in Schedule. Thus Requirements list excludes remote work and sponsorship. Now Qualifications (Preferred Qualifications): - Additionally licensed in or have the ability to obtain licensure through reciprocity within a reasonable timeframe within the states of; Maryland, New Jersey, West Virginia, or Virgina. (Note typo Virgina; we preserve as is.) - FAA Part 107 Remote Pilot Certificate. - Experience with PennDOT, Pennsylvania Turnpike Commission, municipal, utility, energy, or land development projects. - Experience managing multidiscipline surveying and geospatial mapping programs. We preserve exactly. Benefits (Why You'll Love Working for Us): - Company-subsidized medical and dental insurance. - Company-paid life, short-term, and long-term disability insurance. - 401(k) match and tuition assistance. - Cross-training and opportunities to work on a variety of environmental projects. - Performance-based bonuses and other incentives. - Opportunities for continued technical and professional development. - The opportunity to work alongside some of the best and brightest professionals in the environmental industry. - Join a 2,000+ employee national firm with 70+ locations across the United States. We preserve. Pay section: - All Apex positions are eligible for annual bonus opportunities. - This role is eligible for a $10,000 sign-on bonus, subject to the terms and conditions of the Company's sign-on bonus program.
